OF THE SW'I. OF SECTION 23, TOWNSHIP 19 NORTH, RANGE 22 WEST, IN THE SOUTH MOHA VE VALLEY AREA, MORAVE COUNTY, ARIZONA. WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on September 5, 1995, a public hearing was conducted to determine whether an Extension of Time should be granted as requested by representative G. Kelly Grier of Stovall Engineers, Inc. of Bullhead City, Arizona, and WHEREAS, the subdivision is located east of Highway 95, south of Aztec Road. The site is accessed from Highway 95 via Aztec Road, then east to Reagan Drive, then south to Courtney Place, then east to the site, and WHEREAS, the surrounding land uses consist of single-family residential subdivisions and vacant land. Phase "A" of the subdivision has been recorded and improved, and a number ofmultiple-farnily units have been built, and WHEREAS, the Preliminary Plan depicts 7-plus acres subdivided into 34 multiple-family lots, ranging in size from 7,000 square feet to 12,025 square feet. The engineer of record for the subdivision is Stovall Engineers Inc. of Bullhead City, Arizona, and WHEREAS, the Preliminary Plan for this tract was approved by the Mohave County Board of Supervisors on July 6, 1992, per BaS Resolution No. 92-232. The first Extension of Time was granted on September 6, 1994, per BOS Resolution No. 94-294. The Final Plat approval for Phase "A" was granted on May 3,1993, per BOS Resolution No. 93-143, and WHEREAS, a letter dated June 5, 1995, from Stovall Engineers quotes the following: "The Preliminary Plan, was approved by the Board of Supervisors and Phase 'A' has been recorded, built and Stovall Engineers, Inc. is currently preparing to re-submit Phase "B" Final Plat, which has been actively in processing with the Planning Department. An extension of time will allow for the completion of the processing of this project", and WHEREAS, the Mohave County Public Works Department requires compliance with current requirements, compatibility with drainage and circulation patterns of recent nearby development, and - ' . . RESOLUTION NO. 95-363 Page 2 PAGE 2 OF 2 BK 2618 PG 616 FEE~95047002 WHEREAS, this will be the second Extension of Time, and WHEREAS, the following are Findings of Fact for the above captioned item: a. All notices have been advertised and posted according to regulations. b. The proposed action complies with the Mohave County General Plan, and the property is designated as an Urban Development Area, c. The site is adequate for the action intended and the use is consistent with the surrounding land uses. d. This request for an extension complies with the Extension of Time Policy. e. Phase "A" of the subdivision has been recorded and improved. WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on August 9, 1995, the Commission recommended APPROVAL for an Extension of Time subject to the following: 1. Compliance with all conditions ofBOS Resolution Nos. 92-232 and 94-294. 2. This Extension of Time will be in effect until July 6, 1996. WHEREAS, the notice of hearing was published in the Kingman Daily Miner, a newspaper of general circulation in Kingman, Mohave County, Arizona, August 20, 1995, and posted August 18, 1995, as required by Arizona Revised Statutes and the Mohave County Zoning Regulations. NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting on Tuesday, September 5,1995, APPROVED this Extension of Time as recommended by the Mohave County Planning and Zoning Commission and outlined herein.
