RESOLUTION NO. 95-448
A RESOLUTION SETTING FORTH AN EXTENSION OF TIME FOR THE APPROVED
REVISED PRELIMINARY SUBDIVISION PLAN FOR COURTNEY GREENS, TRACT 4054,
BEING A PORTION OF THE EYz SWv. OF SECTION 23, TOWNSHIP 19 NORTH, RANGE 22
WEST, IN THE SOUTH MOHA VE VALLEY AREA, MOHA VE COUNTY, ARIZONA.
WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on Monday,
November 6, 1995, a public hearing was conducted to determine whether an Extension of Time should be
granted as requested by representative G. Kelly Grier of Stovall Engineers, Inc. of Bullhead City, Arizona,
and
WHEREAS, the subdivision is located east of Highway 95, south of Aztec Road. The site is
accessed from Highway 95 via Aztec Road, then east to Reagan Drive, then south to Courtney Place, then
east to the site, and
WHEREAS, the surrounding land uses consist of single and multi-family residential subdivisions
and vacant land. The Mohave County General Plan indicates this subdivision to be in an Urban Area, and
WHEREAS, the Preliminary Plan depicts 9 acres subdivided into 36 multi-family lots, ranging in
size from 8,000 square feet to 13,000 square feet. The engineer ofrecord for the subdivision is Stovall'
Engineers, Inc. of Bullhead City, Arizona, and
WHEREAS, the Revised Preliminary Plan for this tract was approved by the Mohave County Board
of Supervisors on October 5, 1992, per BOS Resolution No. 92-314. The first Extension of Time was
granted on December 5, 1994, per BOS Resolution No. 94-417, and
WHEREAS, a letter dated June 7,1995, from Stovall Engineers quotes the following: "On behalf
of John K. Hoover, owner/developer of Courtney Greens, Tract 4053-C, I respectfully request an extension
of time for the processing of this project... An extension of time will allow for the completion of the
processing of this project, as the owner has been delaying Final Plat until the sewer became more feasible
for the project. We now believe that we can proceed with the Final Plat," and
WHEREAS, the Mohave County Public Works Department requires compliance with current
requirements, compatibility with drainage and circulation patterns of recent nearby development, and
WHEREAS, this will be the second Extension of Time, and

WHEREAS, the following described Findings of Fact are for the above captioned item:
a. All notices have been advertised and posted according to regulations.
b. The proposed action complies with the Mohave County General Plan.
c. The site is adequate for the action intended and the use is consistent with the surrounding
land uses.
d. The first phase of the subdivision has been recorded and improved.
e. This request for an extension complies with the Extension of Time Policy.
WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on
October II, 1995, the Commission recommended APPROVAL for an Extension of Time subject to the
following:
1. Compliance with all conditions ofBOS Resolution Nos. 92-314 and 94-417.
2. This Extension of Time will be in effect until October 5,1996.
WHEREAS, the notice of hearing was published in the Kingman Daily Miner, a newspaper of
general circulation in Kingman, Mohave County, Arizona, October 22, 1995 and posted on October 20,
1995, as required by Arizona Revised Statutes and the Mohave County Zoning Regulations.
NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting
on November 6, 1995, APPROVED this Extension of Time as recommended by the Mohave County
Planning and Zoning Commission and outlined herein.
