RESOLUTION NO. 95-447
A RESOLUTION SETTING FORTH AN EXTENSION OF TIME FOR THE APPROVED
PRELIMINARY SUBDIVISION PLAN FOR MOON RIDGE, TRACT 4119, BEING A PORTION
OF THE SE'I. OF SECTION 25, TOWNSmp 19 NORTH, RANGE 22 WEST, IN THE SOUTH
MOHA VE VALLEY AREA, MORAVE COUNTY, ARIZONA.
WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on Monday,
November 6, 1995, a public hearing was conducted to determine whether an Extension of Time should be
granted as requested by Charles K. Dewald, P .E., R.L.S., Territorial Engineers, Inc., of Bullhead City,
Arizona, and
WHEREAS, the subdivision is located east of Mountain View Road between EI Rodeo Road and
Joy Lane. The site is accessed from Highway 95 via Joy Lane, then east to Mountain View Road, then north
to Hammer Lane, then east to the subdivision, and
WHEREAS, the surrounding land uses consist of single-family residential subdivisions and vacant
land. The Mohave County General Plan indicates this subdivision to be in an Urban Development Area,
and
WHEREAS, the Preliminary Plan depicts 30 acres subdivided into 99 single-family lots, ranging
in size from 8,000 square feet to 13,000 square feet. The engineer of record for the subdivision is Charles
K. Dewald, P.E., R.L.S., Territorial Engineers, Inc., of Bullhead City, Arizona, and
WHEREAS, the Preliminary Plan for this tract was approved by the Mohave County Board of
Supervisors on January 7,1991, per BOS Resolution No. 91-4. The first Extension of Time was granted
on December 7, 1992, per BOS Resolution No. 92-384. The second extension was granted on January 6,
1994, per BOS Resolution No. 94-295. The owner has submitted fees for the third and fourth extensions,
and
WHEREAS, a letter dated June 6, 1994, from Charles K. Dewald, P.E., R.L.S., quotes the
following: "On behalf of the owner of the unrecorded portion of the subject project, we hereby request an
extension of time within which to record the Final Plat. As you know the first phase of the project was
recorded. Phase II remains to be recorded. The improvement plans for same have been approved and the
Final Plat has been reviewed by staff and is ready for Board action," and
WHEREAS. the Mohave County Public Works Department requires compliance with current
requirements, compatibility with drainage and circulation patterns of recent nearby development, and

WHEREAS, this will be the fourth Extension of Time, and
WHEREAS, the following described Findings of Fact are for the above captioned item:
a. All notices have been advertised and posted according to regulations.
b. The proposed action complies with the Mohave County General Plan.
c. The site is adequate for the action intended and the use is consistent with the surrounding
land uses.
d. The first phase of the subdivision has been recorded and improved.
e. This request for an extension complies with the Extension of Time Policy.
WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on
October 11, 1995, the Commission recommended APPROVAL for an Extension of Time subject to the
following:
1. Compliance with all conditions ofBOS Resolution Nos. 91-4, 92-384 and 94-295.
2. This Extension of Time will be in effect until January 7, 1997.
WHEREAS, the notice of hearing was published in the Kingman Daily Miner, a newspaper of
general circulation in Kingman, Mohave County, Arizona, October 22, 1995 and posted on October 20,
1995, as required by Arizona Revised Statutes and the Mohave County Zoning Regulations.
NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting
on November 6, 1995, APPROVED this Extension of Time as recommended by the Mohave County
Planning and Zoning Commission and outlined herein.
