SEv.. SEv.. SE'I. OF SECTION 20, TOWNSHIP 14 NORTH, RANGE 20 WEST, FOR A RECREATIONAL VEHICLE PARK IN A C-2 (GENERAL-COMMERCIAL) ZONE, IN THE LAKE HA V ASU CITY AREA, MOHA VE COUNTY, ARIZONA. WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on November 6, 1995, a public hearing was conducted to determine whether an Extension of Time for a Zoning Use Permit should be granted for the above described property as requested by Hi-Way Haven RV. Parks, Inc., being represented by A. L. Wulfeck, President, of Lake Havasu City, Arizona, and WHEREAS, this property is located west of London Bridge Road and south of Lake Drive. The site is accessed from London Bridge Road via a 100-foot wide public access easement which runs west for approximately 250 feet, then south to the site. The property is flat, sloping slightly to the west toward the Colorado River. There are no significant drainage patterns crossing the property. The Mohave County General Plan designates this area as an Urban Development Area, and WHEREAS, this Zoning Use Permit was conditionally approved by the Mohave County Board of Supervisors on August 8, 1994 per BOS Resolution No. 94-252, and WHEREAS, the applicant requested in a letter dated August 17, 1995, that the Zoning Use Permit be extended for one year. The letter stated that the extension of time would "allow for sufficient time to meet all the conditions required." There has not been anything accomplished on this project at this time, and WHEREAS, this will be the first Extension of Time for this property and meets the criteria of the Extension of Time policy, and WHEREAS, a review ofFEMA FIRM Panel #040058-311 OB indicates the parcel described to be in Zone AO, in the FEMA Special Flood Hazard Area, and WHEREAS, the following described Findings of Fact are for the above captioned item: a. All notices have been advertised and posted according to regulations. b. The proposed action and the effect on the property complies with the Mohave County General Plan. I .. . . The neighboring area contains other like land uses similar to the above proposed action. e. The site has legal access. f. There are no significant environmental features affecting the site except for the noted special flood area. WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on October 11, 1995, the Commission recommended APPROVAL for an Extension of Time for a Zoning Use Permit subject to the following: 1. Continued compliance with the conditions ofBOS Resolution No. 94-252. 2. This Extension of Time will be in effect until August 8, 1996. WHEREAS, the notice of hearing was published in the Kingman Daily Miner, a newspaper of general circulation in Kingman, Mohave County, Arizona, October 22, 1995, and posted October 20, 1995, as required by Arizona Revised Statutes and the Mohave County Zoning Regulations. NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting on Monday, November 6, 1995, APPROVED this Extension of Time for a Zoning Use Permit as recommended by the Mohave County Planning and Zoning Commission and outlined herein.
