RESOLUTION NO. 95-428
A RESOLUTION SETTING FORTH A ZONING USE PERMIT ON LOTS 9 AND 10, BLOCK 117,
TRACT 1101, NEW KINGMAN ADDITION, UNIT 8, IN SECTION 30, TOWNSHIP 22 NORTH,
RANGE 16 WEST, FOR A MOBILE HOME RESIDENCE IN A C-2 (GENERAL COMMERCIAL)
ZONE, IN THE KINGMAN AREA, MORAVE COUNTY, ARIZONA.
WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on October
2, 1995, a public hearing was conducted to determine whether a Zoning Use Permit should be granted for
the above described property as requested by Mildred 1. Fogg of Kingman, Arizona, and
WHEREAS, this property is located north of Northern A venue and west of North Bank Street, north
of the City of Kingman. The site is accessed from Northern Avenue via north on North Bank Street to Neal
Avenue, then west on Neal Avenue to the site. The site is located on the south side of Neal Avenue about
500 feet west of North Bank Street. The property is vacant and flat. The surrounding land uses consists of
lots with residences on them and other vacant lots. There are no significant drainage patterns crossing the
property, and
WHEREAS, the applicant proposes this Zoning Use Permit to allow the placement of a mobile
home residence on it. The Mohave County General Plan designates this area as an Urban Development
Area,and
WHEREAS, a review ofFEMA FIRM Panel #040058-2165C indicates the parcel described to be
in Zone C, not in the FEMA Special Flood Hazard Area, and
WHEREAS, the following described Findings of Fact are for the above captioned item:
a. All notices have been advertised and posted according to regulations.
b. The proposed action and the effect on the property complies with the Mohave County
General Plan.
c. The site is adequate for the action intended and the use is consistent with the surrounding
land uses and terrain.
d. The neighboring area contains other like land uses similar to the above proposed action.
e. The site has legal access.
f. There are no significant environmental features affecting the site.

WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on
September 13, 1995, the Commission recommended APPROVAL for a Zoning Use Permit subject to the
following:
1. The applicant shall comply with all applicable provisions of the Mohave County Zoning
Regulations.
2. The appropriate zoning, building, environmental and floodplain permits will be obtained.
3. If construction or use has not commenced within one year of Board approval of the Zoning
Use Permit or if the use has been discontinued for six months, then approval shall terminate
at that date.
4. This Zoning Use Permit is subject to revocation upon 60 days notification by the Board of
Supervisors if, in the opinion of the Commission and Board, the continued use of the
property would be contrary to the public health, safety and welfare.
WHEREAS, the notice of hearing was published in the Kingman Daily Miner, a newspaper of
general circulation in Kingman, Mohave County, Arizona, September 17, 1995, and posted September 15,
1995, as required by Arizona Revised Statutes and the Mohave County Zoning Regulations.
NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting
on Monday, October 2, 1995, APPROVED this Zoning Use Permit as recommended by the Mohave County
Planning and Zoning Commission and outlined herein.
