RESOLUTION NO. 95-426
A RESOLUTION SETTING FORTH AN EXTENSION OF TIME FOR THE APPROVED
PRELIMINARY SUBDIVISION PLAN FOR ALSTON CERBAT RIDGE, TRACT 3046, BEING
A SUBDIVISION OF PARCEL "A" NEW KINGMAN ADDITION, UNIT II, TRACT 3046, NEY-
OF SECTION 30, TOWNSHIP 22 NORTH, RANGE 16 WEST, IN THE KINGMAN AREA,
MOHA VE COUNTY, ARIZONA.
WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on October
2, 1995, a public hearing was conducted to determine whether approval should be granted for an Extension
of Time as requested by representative Edward J. Wens ofE. J. Wells Inc., Kingman, Arizona, and
WHEREAS, the subdivision is located south of Jagerson A venue between North Bond Street and
North Van Nuys Road, and
WHEREAS, the surrounding land use consists of single-family homes to the east and south, vacant
land to the west and Mohave Community College to the north, and
WHEREAS, the Preliminary Plan depicts 13 acres subdivided into 30 single-family residential lots,
one multi-family parcel and one commercial parcel, and
WHEREAS, the Preliminary Plan for this tract was approved by the Mohave County Board of
Supervisors on October 4,1993, per BOS Resolution No. 93-287. Article 3.10-1 states, "Upon application
to the commission and prior to the expiration of the time limit, extensions in increments of one (I) year may
be granted by the Board if the subdivider is actively processing the Final Plat. If such action is not taken
then all proceedings relating to the plat shall be terminated", and
WHEREAS, a letter dated August I, 1995, from Ed Wells requested an Extension of Time on behalf
of Alston Development, developers of Alston Cerbat Ridge. The letter also notes that the Final Plat for
Phase One has been recorded and build-out is being diligently pursued, and that there are three completed
homes and three homes under construction, and
WHEREAS, this will be the first Extension of Time, and
WHEREAS, the following described Findings of Fact are for the above captioned item:
a. All notices have been advertised and posted according to regulations.
b. The proposed action complies with the Mohave County General Plan, and the property is
designated as an Urban Development Area.

c. The site is adequate for the action intended and the use is consistent with the surrounding
land uses and terrain.
d. This request for an extension complies with the Extension of Time Policy.
e. Phase "A" of the subdivision has been recorded and improved.
WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on
September 13, 1995, the Commission recommended APPROVAL for an Extension of Time subject to the
following:
1. Compliance with all conditions ofBOS Resolution No. 93-287.
2. This Extension of Time will be in effect until October 4,1996.
WHEREAS, the notice of hearing was published in the Kingman Daily Miner, a newspaper of
general circulation in Kingman, Mohave County, Arizona, September 17, 1995, and posted September 15,
1995, as required by Arizona Revised Statutes and the Mohave County Zoning Regulations.
NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting
on Monday, October 2, 1995, APPROVED this Extension of Time as recommended by the Mohave County
Planning and Zoning Commission and outlined herein.
