A RESOLUTION SETTING FORTH A ZONING USE PERMIT ON LOT 9, BLOCK A, SILVER
SANDS ESTATES, TRACT 4080, IN SECTION 26, TOWNSHIP 19 NORTH, RANGE 22 WEST,
FOR A MODEL HOME SALES OFFICE IN A R-O (SINGLE-FAMILY RESIDENTIAL/MOBILE
HOMES PROHIBITED) ZONE, IN THE SOUTH MOHA VE VALLEY AREA, MORAVE
COUNTY, ARIZONA.
WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on October
2, 1995, a public hearing was conducted to determine whether a Zoning Use Permit should be granted for
the above described property as requested by Jerry Bloor of Fort Mohave, Arizona, and
WHEREAS, this property is located south of Bullhead City and east of Highway 95 between El
Rodeo Road and Joy Lane. The site is accessed from Highway 95 via east on El Rodeo Road to North Silver
Sands Drive, then south on North Silver Sands Drive to the site. The site is located on the west side of North
Silver Sands Drive between Silver Cove and Amber Sands Way. The property is flat and has a residence
that is being used as a model home. The surrounding property to the north, west and south is vacant; there
are several residences to the east. There are no significant drainage patterns crossing the property, and
WHEREAS, the applicant proposes this Zoning Use Permit to allow a model home sales office on
this property. The Mohave County General Plan designates this area as an Urban Development Area, and
WHEREAS, a review ofFEMA FIRM Panel #040058-2445C indicates the parcel described to be
in Zone AO, in the Special Flood Hazard Area, and
WHEREAS, the following described Findings of Fact are for the above captioned item:
a. All notices have been advertised and posted according to regulations.
b. The proposed action and the effect on the property complies with the Mohave County
General Plan.
c. The site is adequate for the action intended and the use is consistent with the surrounding
land uses and terrain.
d. The site has legal access.
e, There are no significant environmental features affecting the site.

WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on
September 13, 1995, the Commission recommended APPROVAL for a Zoning Use Permit subject to the
following:
1. The Zoning Use Permit will expire upon the sale of the model home.
2. The sale of homes/lots from this office will be limited only to homes/lots within the Silver
Sands Estates, Tract 4080, Subdivision.
3. The appropriate zoning, building, environmental and floodplain permits will be obtained.
4. If construction or use has not commenced within one year of Board approval of the Zoning
Use Permit or if the use has been discontinued for six months, then approval shall terminate
at that date.
MOHA VE COUNTY BOARD OF SUPERVISORS
5. This Zoning Use Permit is subject to revocation upon 60 days notification by the Board of
Supervisors if, in the opinion of the Commission and Board, the continued use of the
property would be contrary to the public health, safety and welfare.
WHEREAS, the notice of hearing was published in the Kingman Daily Miner, a newspaper of
general circulation in Kingman, Mohave County, Arizona, September 17, 1995, and posted September 15,
1995, as required by Arizona Revised Statutes and the Mohave County Zoning Regulations.
NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting
on Monday, October 2, 1995, APPROVED this Zoning Use Permit as recommended by the Mohave County
Planning and Zoning Commission and outlined herein.
