RESOLUTION NO. 95-401 A RESOLUTION SETTING FORTH AN AMENDMENT TO BOS RESOLUTION NO. 92-66 WHICH APPROVED THE REVISED PRELIMINARY SUBDIVISION PLAN FOR AZTEC VILLAS, TRACT 4065, BEING A PORTION OF THE EY. SEY. NWY. OF SECTION 23, TOWNSHIP 19 NORTH, RANGE 22 WEST, IN THE SOUTH MOHA VE VALLEY AREA, MOHA VE COUNTY, ARIZONA. WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on October 2, 1995, a public hearing was conducted to determine whether approval should be granted to amend the resolution which approved the Revised Preliminary Subdivision Plan for Aztec Villas, Tract 4065, and WHEREAS, the original resolution did not indicate that this property is in the NWY. of Section 23. The only change from the original resolution is in the Legal Description, and WHEREAS, the owner/developer of this project is the Counsel Corporation, John K. Hoover, President, of Orange, California. The engineer responsible for plan preparation and drainage study is Jack L. Stovall P.E. of Stovall Engineer's Inc., Riviera, Arizona, and WHEREAS, the proposed subdivision is located one-half(Yz) mile east of Highway 95 between the highway and Mountain View Road, is between Camp Mohave and El Rodeo Roads and is north of and adjoins Courtney Greens, Tract 4054. Access is provided to this site from Highway 95 via Aztec Road through Mohave Valley Business Park and Courtney Greens. Camino Colorado is the north Boundary and Calle Del Media is the east boundary of this proposed subdivision, and WHEREAS, the preliminary subdivision plan depicts twenty (20) acres divided into sixty-seven (67) lots having a minimum lot size of 8,000 square feet and a maximum lot size of 17,000 square feet for an overall density oB.4 lots per acre, and WHEREAS, water will be supplied by the Bermuda Water Company. Electric power by Mohave Electric Cooperative. Telephone service by Citizens Utility Company. Sewage disposal will be via individual septic tanks and leach fields. Solid waste disposal private hauler to Mohave Valley Landfill. Fire protection by Fort Mohave Mesa Fire Department, and WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on September 13, 1995, the Commission recommended APPROVAL for an amendment subject to the following: . . The conditional approval of this subdivision is based on the understanding of the Planning and Zoning Commission that all streets within the subdivision will be constructed and paved with asphaltic concrete in accordance with Standard Specifications # 171 and # 10 1.1 OD or better; the streets shall include curb and gutter; a water supply and distribution system including fire flow will be constructed to serve each lot; grading and drainage related improvements will be completed as recommended by the design engineer and as approved by the County Engineer in the submitted and approved drainage reports; arrangements will be made to extend underground electric and telephone service to each lot in accordance with Arizona Corporation Commission regulations; approval for water system and sewage disposal shall be obtained from the Arizona department of Environmental Quality prior to recording the Final Plat; water availability statement to be obtained from the Bermuda Water Company; all lots and street centerline monuments will be staked and monumented in accordance with Standard Specifications #102; fire hydrants will be provided at locations prescribed by the Fort Mohave Mesa Fire Department; street name and regulatory signs will be installed in accordance with the requirements of the Mohave County Subdivision Regulations and as recommended by the design engineer and; the owner/subdivider is responsible for the completion of improvements and shall provide assurance for all required subdivision improvements in accordance with Article V of the Subdivision Regulations. 2. The developer will make the same commitments for improvements in the prospectus to the State Real Estate Commission as required for approval of this tract by the Board and a final copy of the State Real Estate Report shall be submitted to P & Z staff. This copy shall be for library purposes. 3. A final draft of the C.C.&R.'s shall be submitted with the Final Plat submittal. 4. The County Engineer has made comments in regard to the preliminary plan as submitted, in a letter dated January 16, 1992. Staff is confident that all concerns will be addressed and resolved to the County Engineer's satisfaction prior to submission of this subdivision for Final Plat actions. 5. Resolution 88-30 which established the Zoning to be R-l/8M (Single Family Residential/Eight Thousand square Foot Minimum Lot Size) will require an amendment to allow the oversized lot created by the deletion of the lots which created Parcel "A". Also R-l zoning allows for Mobile Homes which requires a minimum lot depth of 100', as per Mohave County Subdivision Regulations, lots 1,2,25 and 26 are not 100' in depth. The zoning for these lots can also be amended to allow (homes only) or these lots will be required to meet the minimum lot depth requirement. 6. Mee\ all requirements of Resolution 88-29. '. . . RESOLUTION NO. 95-401 Page 3 PAGE 3 OF 3 BK 2630 PG 601 FEEt95052132 WHEREAS, the notice of hearing was published in the Kingman Daily Miner, a newspaper of general circulation in Kingman, Mohave County, Arizona, September 17, 1995, and posted September 15, 1995, as required by Arizona Revised Statutes and the Mohave County Zoning Regulations. . NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting on Monday, October 2,1995, APPROVED this Amendment to BOS Resolution No. 92-66 as recommended by the Mohave County Planning and Zoning Commission and outlined herein.
