A RESOLUTION SETTING FORTH A REZONE OF LOT 14, BLOCK HH, LAKE MOHA VE
COUNTRY CLUB ESTATES, UNIT 3, AMENDED, IN SECTION 31, TOWNSIDP 22 NORTH,
RANGE 16 WEST, FROM C-2/1A(GENERAL COMMERCIAL/ONE ACRE MINIMUM LOT
SIZE) ZONE TO C-2120M (GENERAL COMMERCIALl20,000 SQUARE FEET MINIMUM LOT
SIZE) ZONE, IN THE KINGMAN AREA, MOHAVE COUNTY, ARIZONA.
WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on December
4, 1995, a public hearing was conducted to determine whether approval should be granted to Rezone the
above described property as requested by Paul D. and Barbara J. George of Kingman, Arizona, and
WHEREAS, this property is located north of the City of Kingman, north of Gordon Drive between
Stockton Hill Road and North Bank Street. The site is accessed from Stockton Hill Road via east on Gordon
Drive to the site. The property is located on the northeast corner of Gordon Drive and North Arizona Street.
The property has an upholstery business on the south half; the north half is being used for parking. The
terrain is flat and the surrounding land use consists of several residences to the north and northwest, and
vacant land to the west. On the east and south are several other small business. There is a church to the
southwest. There are no significant drainage patterns that cross the property, and
WHEREAS, the applicant proposes this zone change to improve marketability. The Mohave
County General Plan designates this area as an Urban Development Area, and
WHEREAS, a review ofFEMA FIRM Panel #040058-2l65C indicates the parcel described to be
in Zone A, in the Special Flood Hazard Area, and
WHEREAS, the Mohave County Public Works Department requests the division line run east and
west, creating north and south parcels, and
WHEREAS, the following described Findings of Fact are for the above captioned item:
a. All notices have been advertised and posted according to regulations.
b. The proposed action and effect complies with the Mohave County General Plan.
c. The site is adequate for the action intended and the use is consistent with the surrounding
land uses and terrain.
d. The neighboring area contains other like land uses similar to the above proposed action.
e. The site has legal access.
f. There are no significant environmental features affecting the site.

. WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on
November 8, 1995, the Commission recommended APPROVAL for a Rezone subject to the following:
1. This property will be rezoned C-2/20M (General Commercial/20,OOO Square Feet Minimum
Lot size).
2. The submittal and recordation of a Parcel Plat prepared in accordance with Article 3.16 of
the Mohave County Subdivision Regulations and I02.04-B of the Standard Specifications
and Details is required.
3. The parking requirements for the existing upholstery shop will be in accordance with the
Mohave County Zoning Regulations, Section 26, off-street parking space schedule and
standards.
4. The Board of Supervisors accepts the dedication of a 20-foot radius curve required at the
roadway intersection point of North Arizona Street and Gordon Drive.
5. The dedications required by the Rezone resolution shall be shown on the Parcel Plat and
accepted by the Board of Supervisors upon Parcel Plat recordation.
6. Each parcel shall meet or exceed its respective acreage exclusive of roadways.
7. Each parcel shall have legal access.
8. The Parcel Plat shall show any surface drainage and FEMA flood zones.
9. The appropriate zoning, building, environmental and floodplain permits will be obtained
prior to any development. These permits will not be issued until Parcel Plat recordation.
10. The rezone shall not become effective until at least 30 days after final approval of the change
in classification by the Board of Supervisors, as per ARS II-829E.
11. If these conditions are not met within one year this approval will be void. If at the expiration
of this period the property has not been improved to meet the use for which it was
conditionally approved, the Board of Supervisors (after notification by registered mail to the
owner and applicant who requested the rezoning) shall schedule a public hearing to grant an
extension, determine compliance with the schedule for development, or cause the property
to revert to its former zoning classification. This action is in accordance with Arizona
Revised Statutes Annotated, Title II, Chapter 6, 11-832.
WHEREAS, the notice of hearing was published in the Kingman Daily Miner, a newspaper of
general circulation in Kingman, Mohave County, Arizona, November 19, 1995, and posted November 17,
1995, as required by Arizona Revised Statutes and the Mohave County Zoning Regulations.

NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting
on Monday, December 4, 1995, APPROVED this Rezone as recommended by the Mohave County Planning
and Zoning Commission and outlined herein.
