A RESOLUTION SE1TING FORTH A ZONING USE PERMIT ON A PORTION OF TIlE EY. NEY.
OF SECTION 4, TOWNSHIP 23 NORTH, RANGE 18 WEST, LYING NORTHERLY OF
TENNESSEE A YENUE KNOWN AS THE W ALAP AI MINING DISTRICT PATENTED MINE-
BIG BOY, IN THE CHLORIDE TOWNSITE, FOR A RECREATIONAL YEHICLE PARKIN AN
A (GENERAL) ZONE, IN THE MORA YE COUNTY GENERAL AREA, MORAVE COUNTY,
ARIZONA.
WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on December
4, 1995, a public hearing was conducted to determine whether a Zoning Use Permit should be granted for
the above described property as requested by Hal and Dottie Olson of Chloride, Arizona, and
WHEREAS, this property is located in the old Chloride Townsite on a parcel known as the Walapai
Mining District Patented Mine-Big Boy. This property is accessed from Highway 93 via east on Chloride
Road, also known as Mohave County Route 125, which becomes Tennessee Avenue in the Chloride
Townsite, to the site. The site is accessed from Chloride Road/Tennessee Avenue. The property has a
recreational vehicle park on the site and it is in operation. This Zoning Use Permit is to correct a zoning
violation. The surrounding property is vacant except for several residences to the east and west. There are
no significant drainage patterns that cross the property, and
WHEREAS, the applicant proposes this Zoning Use Permit to allow a recreational vehicle park.
The Mohave County General Plan designates this area as a Rural Development Area and an outlying
community, and
WHEREAS, a review ofFEMA FIRM Panel #040058-1975B indicates the parcel described to be
in Zone C, not in the FEMA Special Flood Hazard Area, and
WHEREAS, the Mohave County Public Works Department is requesting the dedication of the 100-
foot easement running east and west through the Big Boy Mine as a roadway right-of-way, and
WHEREAS, the following described Findings of Fact are for the above captioned item:
a. All notices have been advertised and posted according to regulations.
b. The proposed action and effect complies with the Mohave County General Plan.
c. The site is adequate for the action intended and the use is consistent with the surrounding
land uses and terrain.

d. The neighboring area does not contain any other like land uses similar to the above proposed
action.
e. The site has legal access.
f. There are no significant environmental features affecting the site.
WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on
November 8, 1995, the Commission recommended APPROVAL for a Zoning Use Permit subject to the
following:
1. This Zoning Use Permit (ZUP) is for the establishment of a recreational vehicle park and the
activities related thereto.
2. The applicant shall comply with all applicable provisions of the Mohave County Zoning
Regulations, including Section 27.1 (Recreational Vehicle Parks). In addition, Section 27.P
(Site Plan Requirements) must be completed and approved prior to approval of permits. The
site plan requirements should include a drainage report.
3. These spaces are for rental ONLY and are not to be sold.
4. The applicant will submit to the Board of Supervisors As-Built plans of the recreational
vehicle park as required by Mohave County Zoning Regulations, including Section 27.1.3.a.8
(Recreational Vehicle Park Plan Regulations and Procedures).
5. The appropriate zoning, building, environmental and floodplain permits will be obtained.
6. If the use has been discontinued for six months, then approval shall terminate at that date.
7. This Zoning Use Permit is subject to revocation upon 60 days notification by the Board of
Supervisors if, in the opinion of the Commission and Board, the continued use of the
property would be contrary to the public health, safety and welfare.
WHEREAS, the notice of hearing was published in the Kingman Daily Miner, a newspaper of
general circulation in Kingman, Mohave County, Arizona, November 19, 1995, and posted November 17,
1995, as required by Arizona Revised Statutes and the Mohave County Zoning Regulations.
