A RESOLUTION SETTING FORTH A REZONE OF LOT 6, BLOCK J, GOLDEN SAGE
RANCHOS, UNIT 62, IN SECTION 13, TOWNSHIP 22 NORTH, RANGE 19 WEST, FROM A-R/2A
(AGRICULTURAL-RESIDENTIALffWO ACRE MINIMUM LOT SIZE) ZONE TO A-R
(AGRICULTURAL-RESIDENTIAL) ZONE, IN THE GOLDEN VALLEY AREA, MORAYE
COUNTY, ARIZONA.
WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on December
4, 1995, a public hearing was conducted to determine whether approval should be granted to Rezone the
above described property as requested by Ivan and Nora Bosar of Golden Valley, Arizona, and
WHEREAS, this property is located on the north side of Highway 68. The site is accessed from
Highway 68 via north on Milky Way Road, then east on Chino Drive, then north on Laguna Road, then east
on McElmo Drive, then north on Davis Road approximately 600 feet to the site. The property is vacant.
The surrounding land use consists of primarily vacant land and one split with two mobile homes on Parker
Road. The terrain is sloping slightly to the south. There are no significant drainage patterns that cross the
property, and
WHEREAS, the applicant proposes this zone change to allow the creation of two residential parcels.
The applicant proposes to divide the 2.35-acre parcel into two, 1.l7-acre parcels, The Mohave County
General Plan designates this area as a Rural Development Area, and
WHEREAS, a review ofFEMA FIRM Panel #040058-2150B indicates the parcel described to be
in Zone C, not in the FEMA Special Flood Hazard Area, and
WHEREAS the following described Findings of Fact are for the above captioned item:
a. All notices have been advertised and posted according to regulations.
b. The proposed action and the effect on the property does not comply with the Mohave County
General Plan.
c. The site is adequate for the action intended and the use is consistent with the surrounding
land uses and terrain.
d. The neighboring area contains other like land uses similar to the above proposed action.
e. The site has legal access.
f. There are no significant environmental features affecting the site.

WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on
November 8, 1995, the Commission recommended DENIAL for a Zoning Use Permit based upon the
following:
1. This is a Rural Development Area and, thus, is limited to five acres. It does not comply with
the General Plan.
2. There is no water service to this area. It is a water-haul area and not suitable for urban
development.
WHEREAS, the notice of hearing was published in the Kingman Daily Miner, a newspaper of
general circulation in Kingman, Mohave County, Arizona, November 19, 1995, and posted November 17,
1995, as required by Arizona Revised Statutes and the Mohave County Zoning Regulations.

NOW THEREFORE BE IT RESOL YED, that the Board of Supervisors, at their regular meeting
on Monday, December 4, 1995, DENIED this Rezone as recommended by the Mohave County Planning
and Zoning Commission and outlined herein.
