WHICH APPROVED THE REZONING OF THE EY. NWV. OF SECTION 14, TOWNSHIP 19
NORTH, RANGE 22 WEST, TO BE KNOWN AND SUBDIVIDED AS SAGE CREEK ESTATES,
TRACT 4155, FORMERLY KNOWN AS THE OVERLOOK, TRACT 4137, FROM A-R
(AGRICUL TURALIRESIDENTIAL) ZONE TO R-O (SINGLE-FAMIL YRESIDENTIALIMOBILE
HOMES PROHIBITED) ZONE, IN THE SOUTH MOHA VE V ALLEY AREA, MORA YE
COUNTY, ARIZONA.
WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on December
4, 1995, a public hearing was conducted to determine whether approval should be granted for an amendment
to BOS Resolution No. 91-205 for the above described property as requested by Stovall Engineers, Inc.,
Bullhead City, Arizona, and

of Mountain View Road. Access to the subdivision is from Highway 95 via east on Camp Mohave

WHEREAS, the size of this development is approximately eighty (80) acres. The developer
proposes 289 'E3- lots having a minimum lot size of 7,000 square feet. The overall density is 3.59 3-:4
dwelling units per gross acre. The acreage breakdown is 53 54 acres reserved for single-family residences,
20.8 acres for dedicated rights-of-way and 6.64:S:6 acres for drainage and open spaces, and
WHEREAS, the property is bordered primarily by residential development. The development to
the west consists of one acre lots and development to the east is the Sunset Ranchos tract. The applicant is
proposing to develop this subdivision with single-family detached housing, and
WHEREAS, the Commission staff is reviewing use of drainage parcels for other purposes, and
WHEREAS, at the public hearing before the Mohave County Planning and Zoning
Commission on November 8, 1995, the Commission recommended APPROVAL for an Amendment
of BOS Resolution No. 91-205 subject to the following:

1. All lots for single-family residential use will be rezoned R-O/1M (Single-Family
Residential! Mobile Homes Prohibited/Seven Thousand Square Foot Minimum Lot
Size).
+:-2. Compliance with the conditions stated on the Preliminary Plat approval.
%-'3. The applicant comply with all applicable provisions of Sections 25, 26, 27, and 31 of the
Mohave county Zoning Regulations. In addition to compliance with Ordinance 87-1 (Dark
Sky Ordinance).

3:4. All residential lots shall meet or exceed seven thousand (7,000) square feet exclusive of
roadways.
4:5. The minimum setbacks for this development shall be the standard R-O setbacks as described
in the regtliatitlll3.current Mohave County Zoning Ordinance.
5:6. The establishment of a minimum lot size based on the size oflots per the recorded Final Plat.
fr.7. Pertinent Appropriate zoning, building, environmental and floodplain permits will be
obtained prior to any development.
't-:8. Drainage parcels A, B, €-tmtI D and E shall be rezoned R-E/34M 5A, R-E/13M, R-E/4M
and R-E/14M (Residential-Recreational Five-acre Minimum, 13,000 Square Foot
Minimum, 4,000 Square Foot Minimum, and 14,000 Square Foot Minimum Lot Sizes)
respectively with the added stipulation that no residential structures shall be built on these
parcels.
&:9. The rezone shall become effective upon the recordation of the Final Plat.
WHEREAS, the notice of hearing was published in the Kingman Daily Miner, a newspaper
of general circulation in Kingman, Mohave County, Arizona, November 19, 1995, and posted
November 17, 1995, as required by Arizona Revised Statutes and the Mohave County Zoning
Regulations.
