RESOLUTION NO. 95-450
A RESOLUTION SETTING FORTH AN EXTENSION OF TIME FOR A REZONE OF LOT 8,
BLOCK H, GOLDEN SAGE RANCHOS, UNIT 68, IN SECTION 27, TOWNSHIP 22 NORTH,
RANGE 19 WEST, FROM A-Rl2A (AGRICUL TURAL-RESIDENTIALffWO ACRE MINIMUM
LOT SIZE) ZONE TO A-R (AGRICULTURAL-RESIDENTIAL) ZONE, IN THE GOLDEN
VALLEY AREA, MOHA VE COUNTY, ARIZONA.
WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on November
6, 1995, a public hearing was conducted to determine whether an Extension of Time for a Rezone should
be granted for the above described property as requested by Donald and MaJjorie Windecker of Kingman,
Arizona, and
WHEREAS, this property is located north of Highway 68 between Estrella Road and Egar Road.
The site is accessed from Highway 68 via north on Egar Road to Todilto Drive, then east on Todilto Drive
to the site. The site is located on the northwest comer ofTodilto Drive and Eden Road. The property is flat.
There are no significant drainage patterns crossing the property. The Mohave County General Plan
designates this area as a Suburban Development Area, and
WHEREAS, this Rezone was conditionally approved by the Mohave County Board of Supervisors
on September 6,1994 via BOS Resolution No. 94-300, and
WHEREAS, this Extension of Time will allow the applicants time to satisfY the conditions of the
rezone as required by BOS Resolution No. 94-300 and as stated in their letter dated August 28, 1995, and
WHEREAS, this will be the first Extension of Time for this property and meets the criteria of the
Extension of Time policy, and
WHEREAS, a review ofFEMA FIRM Panel #040058-2125B indicates the parcel described to be
in Zone C, not in the FEMA Special Flood Hazard Area, and
WHEREAS, the following described Findings of Fact are for the above captioned item:
a. All notices have been advertised and posted according to regulations.
b. The proposed action and the effect on the property complies with the Mohave County
General Plan.

c. The site is adequate for the action intended and the use is consistent with the surrounding
land uses and terrain.
d. The neighboring area contains other like land uses similar to the above proposed action.
e. The site has legal access.
f. There are no significant environmental features affecting the site.
WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on
October II, 1995, the Commission recommended APPROVAL for an Extension of Time for a Rezone
subject to the following:
1. Continued compliance with the conditions ofBOS Resolution No. 94-300.
2. This Extension of Time will be in effect until September 6,1996.
WHEREAS, the notice of hearing was published in the Kingman Daily Miner, a newspaper of
general circulation in Kingman, Mohave County, Arizona, October 22,1995, and posted October 20, 1995,
as required by Arizona Revised Statutes and the Mohave County Zoning Regulations.
NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting
on Monday, November 6, 1995, APPROVED this Extension of Time for a Rezone as recommended by the
Mohave County Planning and Zoning Commission and outlined herein.
