AN ORDINANCE SETTING FORTH AN AMENDMENT TO THE MOHAVE COUNTY
ZONING ORDINANCE, SECTION 37.K.3 ESTABLISHMENT OF RECREATIONAL
VEHICLES AND PARK MODEL UNITS, TO ALLOW FOR DEPENDENT PARK MODEL
UNITS AS TEMPORARY AND ACCESSORY RESIDENCES, MOHAVE COUNTY,
ARIZONA.
WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on
Monday,April 4,2022,a public hearing was conducted to determine whether approval should be granted
for an Amendment to the Mohave County Zoning Ordinance, as requested by Mohave County, and
WHEREAS, currently, dependent park model units may be permitted as a single-family
dwelling (permanent residence) in a recreational vehicle subdivision, an R-RV (Single Family
Residential/Recreational Vehicle) zone, in RV parks, or in manufactured home parks where allowed by
park management. Independent park model units may be established in the same manner provided for a
travel trailer, and
WHEREAS, the Mohave County Zoning Ordinance classifies dependent park models as not
having a waste holding tank,whereas independent park models have a tank. A temporary residence and
an accessory residence both require the structure to be hooked up to a septic system on-site, including
travel trailers or independent park model units that otherwise have a separate wastewater holding tank.
The proposed change will allow for a dependent park model unit to be used as both a temporary residence
and an accessory residence, as a holding tank is not necessary when the structure is hooked up to on-site
facilities, and
WHEREAS,the following described Findings of Fact are for the above-captioned item:
a. All notices have been advertised and posted according to regulations.
b. The proposed action and effect comply with the Mohave County General Plan.
WHEREAS,at the public hearing before the Mohave County Planning and Zoning Commission
on March 9, 2022, the Commission recommended APPROVAL of this Amendment to the Mohave
County Zoning Ordinance, and
