INDEXED M\C~OHLMID 9b3Cob 1:1 BK 2742 F'G 146 OFFICIAL RECORDS OF MOHAVE COUNTY, AZ JOAN MC CALL, MOHAVE COUNTY RECORDER 06/05/96 08:22A PAGE 1 OF 2 HOHAVE COUNTY BOARD OF SUPERVISORS RECORDING FEE 0.00 RESOLUTION NO. 96-174 A RESOLUTION SETTING FORTH THE ACCEPTANCE OF AS-BUILT IMPROVEMENT PLANS FOR FAIRWAY ESTATES #2, TRACT 4157, BEING A RESUBDIVISION OF LOTS 4, 5, AND 6, BLOCK A, AMENDED FAIRWAY ESTATES, PHASE I, TRACT 4097-A, BEING A SUBDIVISION OF A PORTION OF SECTION 35, TOWNSHIP 19 NORTH, RANGE 22 WEST, IN THE SOUTH MOHA VE VALLEY AREA, MOHA VE COUNTY, ARIZONA. WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on June 3, 1996, a public hearing was conducted to determine whether approval should be granted for the Acceptance of the As-Built Improvement Plans for the above described subdivision, as requested by Richard 1. Rieker, P.E., of Ludwig Engineering, San Bernardino, California. The owners/developers of this subdivision are Glen and Pearle Ludwig, also of San Bernardino, California, and WHEREAS, the subdivision is located approximately three miles south of Bullhead City. The site is accessed via State Highway 95, then east three-quarters mile on Joy Lane, then south along and east of Club House Drive, and WHEREAS, the Preliminary Plan for this subdivision was conditionally approved by the Board of Supervisors on November 6, 1995, per BOS Resolution No. 95-449. The Preliminary Plan depicts 0.81 acre subdivided into four single-family residential lots. The average lot size is 6,080 square feet, and WHEREAS, the Final Plat for this subdivision was conditionally approved by the Board of Supervisors on April], 1996, per BOS Resolution No. 96-] 03, and WHEREAS, the County Engineer has reviewed the As-Built Improvement Plans submitted for this project, and has determined that all improvements have substantially been completed by the developer, in conformance to the plans, and Mohave County standards and specifications, and WHEREAS, the following are Findings of Fact for the above captioned item: a. All notices have been advertised and posted according to regulations. b. The proposed action complies with the Mohave County General Plan. c. The County Engineer recommends acceptance of the As-Built Improvement Plans. WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on May 8, 1996, the Commission recommended APPROVAL of the Acceptance of the As-Built Improvement Plans for Fairway Estates #2, Tract 4157, as recommended by the Mohave County Public Works Department, and . . . RESOLUTION NO. 96-174 PAGE 2 OF 2 BK 2742 PG 147 FEE~9630611 Page 2 NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting on Monday, June 3,1996, APPROVED the Acceptance of the As-Built Improvement Plans for Fairway Estates #2, Tract 4157, as recommended by the Mohave County Planning and Zoning Commission and outlined herein.
