WHEREAS, at the special meeting of the Mohave County Board of Supervisors held on May 20, 1996, a public hearing was conducted to determine whether approval should be granted for the Final Subdivision Plat for Sawmill Creek, Tract 3049, and WHEREAS, the owner/developer of this subdivision is Sawmill Creek Development, Kingman, Arizona. The engineer of record for the project is John Proffit, P .E., ofMohave Engineering Associates Inc., also of Kingman, Arizona, and WHEREAS, the Preliminary ,Plan for this subdivision was conditionally approved by the Board of Supervisors on February 6, 1995, per BOS Resolution No. 95-52. The Preliminary Plan depicts 44.89 acres subdivided into 13 single-family residential lots. The subdivision consists of six one-plus-acre lots and seven five-acre lots, and WHEREAS, electric power will be provided by Mohave Electric Cooperative; telephone service will be provided by Citizens Utilities Company; sewage disposal will be by septic or alternative disposal systems; solid waste (garbage) disposal will be per private carrier; water is available to the subdivision via existing wells on Lots 1-6, wells may be drilled on the remaining lots, or water can be hauled; the subdivisiort. is not within the bounds of an existing fire district, and WHEREAS, the Final Plat and required documentation for Sawmill Creek, Tract 3049, has been reviewed. The requirements of the Preliminary Plan appear to have been satisfied, and WHEREAS, the advertising requirements have been met throughout this subdivision process as required by Arizona Revised Statutes and the Mohave County Zoning Regulations. NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their special meeting on Monday, May 20, 1996, APPROVED the Final Plat for Sawmill Creek, Tract 3049, subject to the following conditions: ".; "'-. . . . RESOLUTION NO. 96-175 Page 2 1. A current title report (dated within 30 days of recordation) must be furnished to the Planning and Zoning Department prior to recordation. 2. A signed final copy of the CC&Rs for this tract must be submitted to the Planning and Zoning Department prior to the recordation of the Final Plat. 3. The developer will make the same commitments for improvements in the prospectus to the State Real Estate Commission as required for approval of this tract by the Board, and a final copy of the State Real Estate Report shall be submitted to the Planning and Zoning Department. 4. Developer has built the improvements. As-built plans must be approved by this Board within 45 days of this approval. BE IT FURTHER RESOLVED, that a correct copy of all documents delineated above shall be submitted to Planning and Zoning for distribution and review. Upon receipt of evidence that these conditions have been met, together with the executed mylars and appropriate recording fees, the Director of Planning and Zoning will obtain the necessary signatures from the County departments and officials and cause the Final Plat for Sawmill Creek, Tract 3049, to be recorded.
