MOHAVE COUNTY ORDINANCE NO. 2000-03
AN ORDINANCE AMENDING SECTION 25.C, SETBACKS AND AREA REQUIREMENTS,
OF THE MOHAVE COUNTY ZONING ORDINANCE TO AMEND THE MAXIMUM
PERMISSIBLE DENSITY OF LOT COVERAGE.
The Mohave County Zoning Ordinance is amended as follows (added language is bolded; deleted
language is st ck):
25 SETBACKS AND AREA REQUIREMENTS.
C. Maximum Permissible Density of Lot Coverage
1. Except as provided in this Section, Ssingle Family Residential uses (including
accessory building and storage) in any zone classification may not occupy more than:
a. 20 acres or more, 5% of lot area
a*b. 5 acres or more, 5%of lot area;
5 to 20 acres, 10% of lot area;
b*c. 1 to 2 acres, 5% lot area;
2 to 5 acres, 15% of lot area;
c.,d. 20,000 square feet to 1 acre, 25%of lot area;
1 acre to 2 acres, 20% of lot area;
4,e. 10 to 20 thousand square feet, 30%of lot area;
20 thousand square feet to 1 acre, 25% of lot area;
e*f. 8 to 10 thousand square feet, '10% of lot area;
10 thousand square feet to 20 thousand square feet,35% of lot area
gg. 7 to 8 thousand square feet, 50%of lot area;
7 to 10 thousand square feet, 50% of lot area;
gh. 7,000 square feet and less, governed by setback and off-street parking
requirements.
2. For lots less than one acre, the minimum lot coverage for any lot shall be the same
square footage of coverage that would be allowed under the succeeding category.

3. For the purpose of maintaining consistent design, the Planning Director may grant a
waiver increasing the lot coverage allowed in Section 25.C.1. by not more than 5%
(five percent). Any waiver granted shall not be in addition to any overage in Section
25.C.2 above; any allowance provided for in Section 25.C.2 can be included as a
part of the percentage allowed in this subsection.
4. The Board of Supervisors, after receiving a recommendation from the Planning and
Zoning Commission, may grant a waiver increasing the lot coverage allowed in
Section 25.C.1 by not more than 10% (ten percent), provided that the notice of the
waiver is given in the same manner as that required for a rezone.

RESOLUTION NO. 2000-459
A RESOLUTION SETTING FORTH ORDNANCE NO. 2000-3: AN AMENDMENT TO
SECTION 25.C, SETBACKS AND AREA REQUIREMENTS, OF THE MOHAVE COUNTY
ZONING ORDINANCE PERTAINING TO THE MAXIMUM PERMISSIBLE DENSITY OF
LOT COVERAGE.
WHEREAS, at their meeting on December 18, 2000, the Mohave County Board of Supervisors
held a public hearing on an amendment to Section 25.0 of the Mohave County Zoning Ordinance,
amending the maximum permissible density of lot coverage, and
WHEREAS, this section, addressing the maximum permissible density of lot coverage, has not
been reviewed for several years, and
WHEREAS, the maximum permissible density of lot coverage in the unincorporated areas of
Mohave County provides regulations in order to protect the public health, safety and welfare, including
the preservation of property values and the integrity of residential neighborhoods, and
WHEREAS, the type of construction, the size and layout of residential structures, and the
maximum permissible density of lot coverage has evolved since Section 25 was adopted, and Mohave
County needs to be sensitive to these changes, and
WHEREAS, this amendment will bring the maximum permissible density of lot coverage in line
with current needs and clearly set the guidelines for the layout, and construction of residential structures,
and the conditions to be met, and
WHEREAS, at their meeting on November 8, 2000, the Mohave County Planning and Zoning
Commission held a public hearing and recommended to the Board of Supervisors that the amendment in
Ordinance 2000-3 be adopted, and
WHEREAS, the notice of hearing was published in The Standard, a newspaper of general
circulation in Kingman, Mohave County, Arizona, November 29, 2000 and posted on December 1,
2000, as required by Arizona Revised Statutes and the Mohave County Zoning Regulations.

NOW THEREFORE BE IT RESOLVED, that the Mohave County Board of Supervisors, at
their special meeting on December 18, 2000, APPROVED Ordinance No. 2000-3 amending Section
25.C, Setbacks and Area Requirements, of the Mohave County Zoning Ordinance as recommended by
the Mohave County Planning and Zoning Commission.
