RESOLUTION NO. 96-305
A RESOLUTION SETTING FORTH A ZONING USE PERMIT ON LOT 5, SUNLAKE VILLAGE,
TRACT 3700-A, IN SECTION 21, TOWNSHIP 14 NORTH, RANGE 20 WEST, FOR A MODEL
HOME SALES OFFICE IN A R-OI7M (SINGLE FAMILY RESIDENTIAL/MOBILE HOMES
PROHIBITED/SEVEN THOUSAND SQUARE FOOT MINIMUM LOT SIZE) ZONE, IN THE
LAKE HA V ASU CITY AREA, MORAVE COUNTY, ARIZONA.
WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on September
3, 1996, a public hearing was conducted to determine whether a Zoning Use Permit should be granted for
the above described property as requested by Nationwide Homes, Inc., being represented by Maureen M.
Tate of Lake Havasu City, Arizona, and
WHEREAS, this property is located west of State Highway 95, between the Lake Havasu City limits
and Lake Drive. The site is accessed from State Highway 95 via west on Jacob Row to Frederick Lane, then
south on Frederick Lane to the site on the south side, approximately 300 feet from Jacob Row. There is a
single-family home on the site. The surrounding land uses consist of vacant lots and new single-family
residences either completed or in different stages of construction. There are no significant drainage patterns,
and
WHEREAS, the applicant requests this Zoning Use Permit for a model home sales office. The
Mohave County General Plan designates this area as an Urban Development Area, and
WHEREAS, a review ofFEMA FIRM Panel #040058-311 OB indicates the parcel described to be
in Zone AO, in the Special Flood Hazard Area, and
WHEREAS, the following described Findings of Fact are for the above captioned item:
a. All notices have been advertised and posted according to regulations.
b. The proposed action and effect complies with the Mohave County General Plan.
c. The site is adequate for the action intended and the use is consistent with the surrounding
land uses and terrain.
d. The site has legal access.
e. There are no significant environmental features affecting the site, except for the noted
Special Flood Hazard Area.

WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on
August 14, 1996, the Commission recommended APPROVAL for a Zoning Use Permit subject to the
following;
1. This Zoning Use Permit is for a model home sales office in a R-O/7M (Single Family
Residential/Mobile Homes Prohibited/Seven Thousand Square Foot Minimum Lot Size)
zone and activities related thereto for the selling of homes within SUNLAKE VILLAGE,
Tract 3700-A, and future phases of SUN LAKE VILLAGE. No off-site sales will be allowed.
2. The applicant shall comply with all applicable provisions of the Mohave County Zoning
Regulations.
3. The appropriate zoning, building, environmental and floodplain permits will be obtained
prior to construction.
4. If the use has not commenced within one year of Board approval of the Zoning Use Permit
or if the use has been discontinued for six months, then approval shall terminate at that date.
5. This Zoning Use Permit is subject to revocation upon 60 days notification by the Board of
Supervisors if, in the opinion of the Commission and Board, the continued use of the
property would be contrary to the public health, safety and welfare.
WHEREAS, the notice of hearing was published in The Standard, a newspaper of general
circulation in Kingman, Mohave County, Arizona, August 17, 1996, and posted August 16, 1996, as
required by Arizona Revised Statutes and the Mohave County Zoning Regulations.
NOW THEREFORE BE IT RESOL YED, that the Board of Supervisors, at their regular meeting
on Tuesday, September 3, 1996, APPROVED this Zoning Use Permit as recommended by the Mohave
County Planning and Zoning Commission and outlined herein.
