A RESOLUTION SETTING FORTH A REZONE OF PARCEL 13-7 OF SECTION 13, TOWNSHIP
22 NORTH, RANGE 17 WEST, FROM A-R110A (AGRICUL TURAL-RESIDENTIALffEN ACRE
MINIMUM LOT SIZE) ZONE TO R-0120M (SINGLE FAMILY RESIDENTIALIMOBILE HOMES
PROHIBITEDffWENTY THOUSAND SQUARE FEET MINIMUM LOT SIZE) ZONE, IN THE
MOHA VE COUNTY GENERAL AREA, MOHA VE COUNTY, ARIZONA.
WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on January
2, 1996, a public hearing was conducted to determine whether approval should be granted to Rezone the
above described property as requested by Renzi and Campbell Development, Inc., being represented by
Shawn M. Campbell, of Flagstaff, Arizona, a.'ld
WHEREAS, this property is located north of the City of Kingman and east of Stockton Hill Road.
The site is accessed from Kingman via north on Stockton Hill Road to Sunward Ho! Road, then east on
Sunward Ho! Road to the site. The property is located on the north side of Sunward Ho! Road
approximately one-half mile east of Stockton Hill Road. The property is vacant and has gently rolling hills
sloping slightly to the southeast. The surrounding land is vacant. There are no significan1 drainage patterns
that cross the property, and
WHEREAS, this zone change will allow the development of Fountain Hills Estates, Tract 3050.
The applicant proposes to divide the 43.38-acre parcel into 66 approximately half-acre minimum lots. The
Mohave County General Plan designates this area as an Urban Development Area. The Long Mountain
Area Plan designates this as a five-acre minimum lot size area, and
WHEREAS, a review ofFEMA FIRM Panel #040058-2165C indicates the parcel described to be
in Zone B, not in the FEMA Special Flood Hazard Area, and.
WHEREAS, the following described Findings of Fact are for the above captioned item:
a, All notices have been advertised and posted according to regulations,
b. The proposed action and the effect complies with the Mohave County General Plan, but does
not comply with the Long Mountain Area Plan.
c. The site is adequate for the action intended and the use is consistent with the surrounding
land uses and terrain.
d. The neighboring area contains other like land uses similar to the above proposed action.

e. The site has legal access.
f. There are no significant environmental features affecting the site.
WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on
December 13, 1995, the Commission recommended APPROVAL for a Rezone subject to the following:
1. Parcel 13-7 will be rezoned R-O/20M (Single Family ResidentialIMobile Homes Prohibited!
Twenty Thousand Square Feet Minimum Lot Size) and will be known and subdivided as
Fountain Hills Estates, Tract 3050.
2. The rezone will become effective upon recordation of the Final Plat for Fountain Hills
Estates, Tract 3050.
3. The lot size minimum will be based on the size of the lots recorded on the Final Plat and
there will be no further lot splits.
4. The applicant shall comply with all applicable provisions of the Mohave County Zoning
Regulations.
5. The appropriate zoning, building, environmental and floodplain permits will be obtained.
6. The rezone shall not become effective until at least 30 days after final approval of the change
in classification by the Board of Supervisors, as per ARS 11-829E,
WHEREAS, the notice of hearing was published in the Kingman Daily Miner, a newspaper of
general circulation in Kingman, Mohave County, Arizona, December 17, 1995, and posted December 18,
1995, as required by Arizona Revised Statutes and the Mohave County Zoning Regulations.
NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting
on Tuesday, January 2, 1996, APPROVED this Rezone as recommended by the Mohave County Planning
and Zoning Commission and outlined herein.
