A RESOLUTION SETTING FORTH A ZONING USE PERMIT ON LOT 15, BLOCK 0, GOLDEN
SAGE RANCHOS, UNIT 55, IN SECTION 11, TOWNSHIP 21 NORTH, RANGE 18 WEST, FOR
A FUEL TANK IN C-2H!IA (GENERAL COMMERCIAL HIGHWAY FRONTAGE/ONE ACRE
MINIMUM LOT SIZE) ZONE, IN THE GOLDEN VALLEY AREA, MOHA VE COUNTY,
ARIZONA.
WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on January
2, 1996, a public hearing was conducted to determine whether a Zoning Use Permit should be granted for
the above described property as requested by Glenn A. and Patricia Medlin of Kingman, Arizona, and
WHEREAS, this property is located on the south side of Highway 68 between Houck Road and
Hunt Road and is accessed from Houck Road. The property has a repair shop and maintenance yard for
refuse trucks. There are no significant drainage patterns that cross the property, and
WHEREAS, the applicant proposes this Zoning Use Permit to allow a fuel tank. The Mohave
County General Plan designates this area as an Urban Development Area, and
WHEREAS, a review ofFEMA FIRM Panel #040058-2325B indicates the parcel described to be
in Zone C, not in the FEMA Special Flood Hazard Area, and
WHEREAS, the following described Findings of Fact are for the above captioned item:
a. All notices have been advertised and posted according to regulations.
b. The proposed action and effect complies with the Mohave County General Plan.
c. The site is adequate for the action intended and the use is consistent with the surrounding
land uses and terrain.
d, The neighboring area contains other like land uses similar to the above proposed action.
e. The site has legal access.
f. There are no significant environmental features affecting the site.
WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on
December 13, 1995, the Commission recommended APPROVAL for a Zoning Use Permit subject to the
following:
I. The Zoning Use Permit is for the fuel tank and accessory equipment only.

2. The applicant shall comply with all applicable state and fire marshal requirements and will
obtain any required state permits.
3 The applicant shall comply with all applicable provisions of the Mohave County Zoning
Regulations. Limited Section 27.P (Site Plan Requirements) to show the location of the fuel
tank must be completed and approved prior to approval of permits.
4. The applicant shall provide an adequate view-obscuring fence to screen the fuel tank.
5. The appropriate zoning, building, environmental and floodplain permits will be obtained
prior to construction.
6. If construction or use has not commenced within one year of Board approval of the Zoning
Use Permit or if the use has been discontinued for six months, then approval shall temlinate
at that date.
7. This Zoning Use Permit is subject to revocation upon 60 days notification by the Board of
Supervisors if, in the opinion of the Commission and Board, the continued use of the
property would be contrary to the public health, safety and welfare.
WHEREAS, the notice of hearing was published in the Kingman Daily Miner, a newspaper of
general circulation in Kingman, Mohave County, Arizona, December 17, 1995, and posted December 18,
1995, as required by Arizona Revised Statutes and the Mohave County Zoning Regulations.
NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting
on Tuesday, January 2, 1996, APPROVED this Zoning Use Permit as recommended by the Mohave County
Planning and Zoning Commission and outlined herein.
