INDEXED }l'U~HOfJLMW 9600599 BX 2670 PG 378 RESOLUTION NO. 96-7 A RESOLUTION SETTING FORTH AN ABANDONMENT OF ROADWAYS DIRECTLY ADJACENT TO BLOCKS 161 THRU 167, 188 THRU 192 AND PARTS OF R.OADWAYS DIRECTLY ADJACENT TO SEGMENTS OF BLOCKS 168, 186 AND 187 IN A PORTION OF VIRGIN ACRES, TRACT NO.1, UNDERLYING VIRGIN VILLAGE NO.2, IN A PORTION OF THE SY. NE\4 OF SECTION 32, TOWNSHIP 41 NORTH, RANGE 15 WEST, IN THE ARIZONA STRIP AREA, MOHA VE COUNTY, ARIZONA. WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on Tuesday, January 2, 1996, a public hearing was conducted to determine whether approval should be granted for an Abandonment of Roadways for the above described property to Jessie S. Walling, President of Virgin Village Development Corporation, Arizona, and WHEREAS, the request is to abandon the road rights-of-way within Virgin Acres, Tract No.1, underlying Virgin Village No.2. Virgin Acres, Tract No.1, is located north ofI-15, approximately one-third mile west of U.S. Highway 91. The subdivision's eastern border is Arizona Avenue. The site is accessed from U.S. Highway 91 via west on McKnight Road, then north on Arizona Avenue to the site, and WHEREAS, Virgin Acres, Tract No. I, was recorded in 1929. In 1962, Virgin Village No.2 was recorded on top of that portion of Virgin Acres NO.1 which is to be abandoned by this action. This action will avoid any confusion that may occur when interpreting a title report for any lot within Virgin Village No.2, and WHEREAS, Virgin Acres, Tract No. I, consists in excess of 1,500 parcels. There are 217 whole and partial parcels currently underlying 234 lots which comprise Virgin Village No.2. This was subdivided by the Virgin Village Development Corporation. This action will not affect the owners of other parcels in other parts of Virgin Acres, Tract No.1, or Virgin Village No.1. All properties will maintain their existing zoning and public access after the abandonment, and WHEREAS, the following are Findings of Fact for the above captioned item: a. All notices have been advertised and posted according to regulations. b. The proposed action is not in conflict with the Mohave County General Plan. The property is designated a Rural Development Area. c. The proposed action abandons the first recorded plat that applies to this tract ofland. . . RESOLUTION NO. 96-7 Page 2 PAGE 2 ()f 2 BK 2670 PG 379 fEE~9600599 WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on December 13, 1995, the Commission recommended APPROVAL for an Abandonment of Roadways subject to the following: 1. That all rights-of-way in that portion of VIRGIN ACRES, Tract No, I, Blocks 161 thru 167, 188 thru 192 and portions of Blocks 168, 186 and 187 underlying VIRGIN VILLAGE NO. 2, located in a portion of the S~;' NEV. of Section 32, Township 41 North, Range 15 West, Mohave County, Arizona be abandoned. WHEREAS, the notice of hearing was published in the Kingman Daily Miner, a newspaper of general circulation in Kingman, Mohave County, Arizona, December 17, 1995 and posted on December 18, 1995, as required by Arizona Revised Statutes and the Mohave County Zoning Regulations, NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting on January 2, 1996, APPROVED this Abandonment of Roadways as recommended by the Mohave County Planning and Zoning Commission and outlined herein.
