RESOLUTION NO. 96-2
A RESOLUTION SETTING FORTH AN EXTENSION OF TIME FOR A ZONING USE PERMIT
ON A PORTION OF THE NY. NY. OF SECTION 5, TOWNSHIP 40 NORTH, RANGE 15 WEST,
FOR A MOBILE HOME AND RECREATIONAL VEHICLE PARK IN AN A (GENERAL) ZONE,
IN THE ARIZONA STRIP AREA, MOHA VE COUNTY, ARIZONA.
WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on January
2, 1996, a public hearing was conducted to determine whether an Extension of Time for a Zoning Use
Permit should be granted for the above described property as requested by Gerald A. Giebink, President,
GHFP Properties, Inc., of Carls bad, California, and
WHEREAS, this property is located approximately three-quarters of a mile north of the Interstate
15 and County Highway 91 intersection, approximately one-quarter of a mile west of Highway 91. The site
is accessed from Highway 91 via west on Pioneer Road approximately 1,000 feet to the southeast corner of
the property. The project is almost complete and the final plans have been submitted to the Planning and
Zoning Department for review. There are no significant drainage patterns on the property. The Mohave
County General Plan designates the Littlefield area as a Rural Development Area and an outlying
community, and
WHEREAS, this Zoning Use Permit was conditionally approved by the Mohave County Board of
Supervisors on December 6, 1993 per BOS Resolution No. 93-350 and was extended the first time via BOS
Resolution No. 94-415 on December 5,1994. This will be the second Extension of Time for this property,
and
WHEREAS, in a letter dated October 4, 1995, the applicant requested the Zoning Use Permit be
extended for one year. According to the applicant, "The final plan has been submitted to the Planning and
Zoning Department and is now in review. Although approval is expected within the next several months,
an additional extension is requested so as to assure that the conditional Zoning Use Permit does not lapse
while final plans are in review," and
WHEREAS, a review ofFEMA FIRM Panel #040058-0025B indicates the parcel described to be
in Zone C, not in the FEMA Special Flood Hazard Area, and
WHEREAS, the following described Findings of Fact are for the above captioned item:
a. All notices have been advertised and posted according to regulations.
b. The proposed action and effect complies with the Mohave County General Plan.

c. The site is adequate for the action intended and the use is consistent with the surrounding
land uses and terrain.
d. The neighboring area contains other like land uses similar to the above proposed action.
e. The site has legal access.
f. There are no significant environmental features affecting the site.
g. This request conforms to the Mohave County Extension of Time Policy.
WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on
December 13, 1995, the Commission recommended APPROVAL for an Extension of Time for a Zoning
Use Permit subject to the following:
I. Continued compliance with the conditions ofBOS Resolution No. 93-350.
2. This Extension of Time will be in effect until December 6, 1996.
WHEREAS, the notice of hearing was published in the Kingman Daily Miner, a newspaper of
general circulation in Kingman, Mohave County, Arizona, December 17, 1995, and posted December 18,
1995, as required by Arizona Revised Statutes and the Mohave County Zoning Regulations.
NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting
on Tuesday, January 2, 1996, APPROVED this Extension of Time for a Zoning Use Permit as recommended
by the Mohave County Planning and Zoning Commission and outlined herein.
