A RESOLUTION SETTING FORTH APPROVAL OF A FINAL SUBDIVISION PLAN FOR
FAIRWAY ESTATES #2, TRACT 4157, BEING A RESUBDIVISION OF LOTS 4,5, AND 6,
BLOCK A, AMENDED FAIRWAY ESTATES, PHASE I, TRACT 4097-A, BEING A PORTION
OF SECTION 35, TOWNSHIP 19 NORTH, RANGE 22 WEST, IN THE SOUTH MOHAVE
V ALLEY AREA, MOHA VE COUNTY, ARIZONA.
WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on April 1,
1996, a public hearing was conducted to determine whether approval should be granted to determine the
approval of the Final Subdivision Plan for Fairway Estates #2, Tract 4157, and
WHEREAS, Tract 4097-A was recorded December 18, 1990, and amended August 28,1991, and
WHEREAS, the preliminary subdivision plan for Tract 4157 was approved on November 6,1995,
via BaS Resolution No. 95-449. The preliminary subdivision plan for Tract 4157 depicts 0.81 acre divided
into four single-family residential lots. The average lot size is 6,080 square feet, and
WHEREAS, this portion of Tract 4097-A was abandoned and reverted to acreage on January 2,
1996, via BaS Resolution No. 96-13, and
WHEREAS, electric power will be supplied by Mohave Electric Cooperative; telephone service will
be provided by Citizens Utilities Company; sewage disposal will be provided by Sorenson Utility Company;
natural gas will be provided by Southwest Gas Corporation; and water will be provided by Bermuda Water
Company, The Fort Mojave Mesa Fire Department will be providing fire protection for this project. Tri-
State Refuse will provide solid waste (garbage) disposal, and
WHEREAS, the Final Plat for Fairway Estates #2, Tract 4157, has been reviewed by staff. The
requirements of the Preliminary Plan have been satisfied, and
WHEREAS, the Board of Supervisors APPROVES the Final Subdivision Plan for Tract 4157,
subject to the following:
1. All conditions set forth in BaS Resolution No. 95-449 must be satisfied prior to the
recordation of the Final Plat for Tract 4157,
2, A current title report (dated within 30 days of recordation) must be furnished to the Planning
and Zoning Department prior to recordation.

3. A signed Declaration of Annexation be submitted to Planning and Zoning for the inclusion
of Fairway Estates, Unit 2, Tract 4157 into the CC&Rs of previously recorded Fairway
Estates tracts, prior to the recordation of Tract 4157.
4. All items as stated in a review letter dated March 19, 1996, from Michael P. Hendrix, P.E.,
Assistant Public Works Director, Mohave County Public Works Department, must be
addressed prior to the recordation of the Final Plat. (See Exhibit "A".)
WHEREAS, a correct copy of all documents delineated above shall be submitted for staff review.
Upon receipt of the evidence that these conditions have been met, together with the executed mylars and
appropriate recording fees, the Director of Planning and Zoning will obtain the necessary signatures from
the County departments and officials and cause the Final Plat for Tract 4157 to be recorded.
WHEREAS, the advertising requirements have been met throughout this subdivision process as
required by Arizona Revised Statutes and the Mohave County Zoning Regulations.
NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting
on Monday, April 1 , 1996, APPROVED this subdivision as outlined herein.
