NOHAVE COUNfY RECORDER 03/11l9b 11: 19A PAGE 1 OF 2 NOHAVE COUNTY BOARD OF SUPERVISORS REOROIHG FEE 0.00 " RESOLUTION NO. 96-101 A RESOLUTION SETTING FORTH A ZONING USE PERMIT ON LOT 380, BLOCK A, MOHA VE COUNTY INDUSTRIAL CENTER, IN SECTION 8, TOWNSHIP 22 NORTH, RANGE 15 WEST, FOR A RESIDENCE AND WORKSHOP IN A M (GENERAL MANUFACTURING) ZONE, IN THE KINGMAN AREA, MOHA VE COUNTY, ARIZONA. WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on March 7, 1996, a public hearing was conducted to determine whether a Zoning Use Permit should be granted for the above described property as requested by Porteous T. Solley of Kingman, Arizona, and WHEREAS, this property is located northeast of the Mohave County Airport and east of State Highway 66 and the AT &SF Railroad tracks. The site is accessed from State Highway 66 via southeast on Mohave Airport Drive to Shipping Lane, then northeast on Shipping Lane to Bruce Drive, then north on Bruce Drive to Topeka Street, then northeast on Topeka Street to Pate Road, then east on Pate Road to the site. The property is located between Charles Drive and Dennis Drive on the north side of Pate Road and between Logan Drive and Cordie Drive on the south side of Pate Road. The property slopes slightly toward the southwest and has a residence on it. The surrounding land uses consist of vacant lots. There are no significant drainage patterns crossing the property, and WHEREAS, the applicant requests this Zoning Use Permit to allow a residence and a workshop in a general manufacturing zone. The Mohave County General Plan designates this area as a Suburban Development Area, and WHEREAS, a review ofFEMA FIRM Panel #040058-2170B indicates the parcel described to be in Zone C, not in the FEMA Special Flood Hazard Area, and WHEREAS, the following described Findings of Fact are for the above captioned item: a. All notices have been advertised and posted according to regulations. b. The proposed action and effect complies with the Mohave County General Plan. c. The site is adequate for the action intended and the use is consistent with the surrounding land uses and terrain. d. The site has legal access. e. There are no significant environmental features affecting the site. WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on February 14, 1996, the Commission recommended APPROVAL for a Zoning Use Permit subject to the following: : " . . RESOLUTION NO. 96-101 Page 2 PAGE 2 OF 2 BK 2699 PG 32 FEE~9612933 I. This Zoning Use Permit is intended for a residence and a workshop and activities related thereto. 2. The applicant shall comply with all applicable provisions of the Mohave County Zoning Regulations. 3. The appropriate zoning, building, environmental and floodplain permits will be obtained prior to construction. 4. If construction or use has not commenced within one year of Board approval of the Zoning Use Permit or if the use has been discontinued for six months, then approval shall terminate at that date. 5. This Zoning Use Permit is subject to revocation upon 60 days notification by the Board of Supervisors if, in the opinion of the Commission and Board, the continued use of the property would be contrary to the public health, safety and welfare. WHEREAS, the notice of hearing was published in the Kingman Daily Miner, a newspaper of general circulation in Kingman, Mohave County, Arizona, February 18, 1996, and posted February 21, 1996, as required by Arizona Revised Statutes and the Mohave County Zoning Regulations. NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting on Thursday, March 7,1996, APPROVED this Zoning Use Permit as recommended by the Mohave County Planning and Zoning Commission and outlined herein.
