RESOLUTION NO. 96-98
A RESOLUTION SETTING FORTH AN ABANDONMENT OF THE 16-FOOT PUBLIC UTILITY
EASEMENT ALONG THE NORTHERN BOUNDARY OF PARCEL 3 AND THE EASTERN
BOUNDARY OF PARCELS 3, 4, AND 12 AS SHOWN ON PAGE 35, BOOK 7 OF PARCEL PLATS
IN A PORTION OF THE E'h OF SECTION 25, TOWNSHIP 30 NORTH, RANGE 17 WEST, IN
THE MOHA VE COUNTY GENERAL AREA, MOHA VE COUNTY, ARIZONA.
WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on March 7,
1996, a public hearing was conducted to determine whether approval should be given for an abandonment
of the above described public utility easement as requested by T.D. James of Phoenix, Arizona, and
WHEREAS, the site is approximately four miles south of Meadview and two miles east of Pierce
Ferry Road. Access to the site is from Pierce Ferry Road via east by northeast on Sandview Drive to
Parkview Drive, then east on Parkview Drive to Sandy Point Drive. From Sandy Point Drive proceed north
to Bighorn Drive, then east on Bighorn Drive to its 900 intersection with Quail Run Lane and Quail Run
Cove. The site is located on the east of Quail Run Lane and Quail Run Cove, and
WHEREAS, the site is vacant as are the surrounding properties with government lands to the east
and north. The site has moderate to steep slopes with a ravine traversing north to south along the eastern
third of the three lots, and
WHEREAS, the Public Utility Easement (PUE) to be abandoned is in Citizens Utilities electric and
telephone service area, and
WHEREAS, a review ofFEMA FIRM Panel #040058-1300B indicates the land described to be in
Zone C, not a FEMA Special Flood Hazard Area, and
WHEREAS, the following are Findings of Fact for the above captioned item:
a. All notices have been advertised and posted according to regulations.
b. The proposed action is not in conflict with the Mohave County General Plan. The property
is designated a Rural Development Area.
c. The utility provider supports the abandonment.
d. This action abandons the existing 16-foot PUE and provides for the granting of a new 8-foot
PUE.

WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on
February 14, 1996, the Commission recommended APPROVAL for an Abandonment subject to the
following:
1. That the 16-foot public utility easement (PUE) along the northern boundary of Parcel 3 and
the eastern boundary of Parcels 3, 4, and 12 as shown on Page 35, Book 7 of Parcel Plats be
abandoned.
2. An 8-foot public utility easement (PUE) be granted along Quail Run Lane and Quail Run
Cove by separate instrument.
WHEREAS, the notice of hearing was published in the Kingman Daily Miner, a newspaper of
general circulation in Kingman, Mohave County, Arizona, February 18 and February 25,1996 and posted
on February 21, 1996, as required by Arizona Revised Statutes and the Mohave County Zoning Regulations.
NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting
on Thursday, March 7, 1996, APPROVED this Abandonment as recommended by the Mohave County
Planning and Zoning Commission and outlined herein.
