MOHAVE COUNTY RECORDER 03/11/96 11:12A PAGE 1 OF 2 ~OHAVE COUNTY BOARD OF SUPERVISORS REOROING FEE 0.00 RESOLUTION NO. 96-88 A RESOLUTION SETTING FORTH A ZONING USE PERMIT ON LOT 8, BLOCK B, GOLDEN SAGE RANCHOS, UNIT 51, IN SECTION 1, TOWNSHIP 21 NORTH, RANGE 19 WEST, FOR A SECONDARY RESIDENCE IN AN A-R (AGRICULTURAL-RESIDENTIAL) ZONE, IN THE GOLDEN VALLEY AREA, MOHA VE COUNTY, ARIZONA. WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on March 7, 1996, a public hearing was conducted to determine whether a Zoning Use Permit should be granted for the above described property as requested by Margorie L. Dodane of Golden Valley, Arizona, and WHEREAS, this property is located north of State Highway 68 between Teddy Roosevelt Road and Laguna Road. The site is accessed from State Highway 68 via north on Teddy Roosevelt Road to Burro Drive, then west on Burro Drive to Horse Mesa Road. The property is located on the northwest corner of Burro Drive and Horse Mesa Road. The property has a residence on it and is relatively flat, sloping slightly to the southwest. The surrounding land uses consist of several other residences and vacant property. There are no significant drainage patterns that cross the property, and WHEREAS, the applicant requests this Zoning Use Permit to allow a secondary residence in an A-R (Agricultural-Residential) zone. The Mohave County General Plan designates this area as a Suburban Development Are~ and WHEREAS, a review ofFEMA FIRM Panel #040058-2150B indicates the parcel described to be in Zone C, not in the FEMA Special Flood Hazard Area, and WHEREAS, the Mohave County Public Works Department requests that a 20-foot radius curve be dedicated to the public at the intersection of Horse Mesa Road and Burro Drive in the interest of traffic and public safety, and WHEREAS, the following described Findings of Fact are for the above captioned item: a. All notices have been advertised and posted according to regulations. b. The proposed action and effect complies with the Mohave County General Plan. c. The site is adequate for the action intended and the use is consistent with the surrounding terrain. d, The site has legal access. e. There are no significant environmental features affecting the site. RESOLUTION NO. 96-88 Page 2 . . PAGE 2 OF 2 BK 2699 PG 52 FEE~9612920 WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on February 14, 1996, the Commission recommended APPROVAL for a Zoning Use Permit subject to the following: I. This Zoning Use Permit is for a mobile home as a secondary residence on this property and the activities related thereto. 2. The applicant shall comply with all applicable provisions of the Mohave County Zoning Regulations, Section 27.R (Accessory or Secondary Residence Requirements) and a site plan in accordance with Section 27.R must be completed and approved prior to approval of permits. 3. The appropriate zoning, building, environmental and floodplain permits will be obtained prior to construction. 4. If construction or use has not commenced within one year of Board approval of the Zoning Use Permit or if the use has been discontinued for six months, then approval shall terminate at that date. 5. This Zoning Use Permit is subject to revocation upon 60 days notification by the Board of Supervisors if, in the opinion of the Commission and Board, the continued use of the property would be contrary to the public health, safety and welfare. WHEREAS, the notice of hearing was published in the Kingman Daily Miner, a newspaper of general circulation in Kingman, Mohave County, Arizon~ February 18, 1996, and posted February 21, 1996, as required by Arizona Revised Statutes and the Mohave County Zoning Regulations. NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting on Thursday, March 7, 1996, APPROVED this Zoning Use Permit as recommended by the Mohave County Planning and Zoning Commission and outlined herein, ATTEST: MOHA VE COUNTY BOARD OF SUPERVISORS // ,,// / , / '
