RESOLUTION NO. 96-85
A RESOLUTION SETTING FORTH A ZONING USE PERMIT ON LOT 2, BLOCK 7, LOS
LAGOS, TRACT 4096-A, IN SECTION 1, TOWNSHIP 18 NORTH, RANGE 22 WEST, FOR A
MODEL HOME SALES OFFICE IN A SDIR (SPECIAL DEVELOPMENTIRESIDENTIAL) ZONE,
IN THE SOUTH MOHA VE V ALLEY AREA, MOHA VE COUNTY, ARIZONA.
WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on March 7,
1996, a public hearing was conducted to determine whether a Zoning Use Permit should be granted for the
above described property as requested by Nationwide Home Inc., represented by Maureen M. Tate,
Executive Vice President, of Lake Havasu City, Arizona, and
WHEREAS, this property is located south of Bullhead City, east of Highway 95 and south of Lip an
Boulevard. The site is accessed from Highway 95 via east on Lipan Boulevard to Mountain View Road,
then south on Mountain View Road to. Los Lagos Drive, then east on Los Lagos Drive to the site. The site
is located on the south side of Los Lagos Drive one lot east of the intersection of Los Lagos Drive and Lago
Grande Drive. A house is being constructed on the property. The surrounding land uses consist of vacant
lots to the west, south and east. There are several homes to the northeast and one home to the northwest.
The Los Lagos Clubhouse is located to the north. There are no significant drainage patterns crossing the
property, and
WHEREAS, the applicant requests this Zoning Use Permit to allow a model home sales office. The
Mohave County General Plan designates this area as an Urban Development Area, and
WHEREAS, a review ofFEMA FIRM Panel #040058-2445C indicates the parcel described to be
in Zone A, in the Special Flood Hazard Area, and
WHEREAS, the following described Findings of Fact are for the above captioned item:
a. All notices have been advertised and posted according to regulations.
b, The proposed action and effect complies with the Mohave County General Plan.
c. The site is adequate for the action intended and the use is consistent with the surrounding
terrain.
d. The site has legal access.
e. There are no significant environmental features affecting the site, except the noted Special
Flood Hazard Area.

WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on
February 14, 1996, the Commission recommended APPROVAL for a Zoning Use Permit subject to the
following:
1. This Zoning Use Permit is intended for a model home sales office and activities related
thereto.
2. When the garage is no longer used as a sales office, it will be converted back to a garage with
standard garage doors.
3. The applicant shall comply with all applicable provisions of the Mohave County Zoning
Regulations.
4. The appropriate zoning, building, environmental and floodplain permits will be obtained
prior to construction.
5. If construction or use has not commenced within one year of Board approval of the Zoning
Use Permit or if the use has been discontinued for six months, then approval shall terminate
at that date.
6. This Zoning Use Permit is subject to revocation upon 60 days notification by the Board of
Supervisors if, in the opinion of the Commission and Board, the continued use of the
property would be contrary to the public health, safety and welfare.
WHEREAS, the notice of hearing was published in the Kingman Daily Miner, a newspaper of
general circulation in Kingman, Mohave County, Arizona, February 18, 1996, and posted February 21, 1996,
as required by Arizona Revised Statutes and the Mohave County Zoning Regulations.
NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting
on Thursday, March 7, 1996, APPROVED this Zoning Use Permit as recommended by the Mohave County
Planning and Zoning Commission and outlined herein.
