WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on February 5,1996, a public hearing was conducted to determine whether a Zoning Use Permit should be granted for the above described property as requested by Jim Wilkinson, Executive Director, Kingman Airport Authority, Kingman, Arizona, and WHEREAS, this property is located in the Kingman Airport Industrial Park northeast of Kingman and east of Highway 66. The site is accessed from Highway 66, southeast on Mohave Airport Drive to Olympic Way, then northeast on Olympic Way to the site. The site is on the northwest side of Olympic Way at the the intersection of Olympic Way and Port Way, The property is flat and vacant and is surrounded by a variety of commercial and industrial uses. There are no significant drainage patterns that cross the property, and WHEREAS, the applicant requests this Zoning Use Permit to allow a I,OOO-gallon propane storage tank to support a metal reinforcing products manufacturing plant. The Mohave County General Plan designates this area as an Urban Development Area, and WHEREAS, a review ofFEMA FIRM Panel #040058-2l70B indicates the parcel described to be in Zone C, not in the FEMA Special Flood Hazard Area, and WHEREAS, the following described Findings of Fact are for the above captioned item: a. All notices have been advertised and posted according to regulations. b. The proposed action and effect complies with the Mohave County General Plan. c. The site is adequate for the action intended and the use is consistent with the surrounding land uses and terrain. d. The neighboring area contains other like land uses similar to the above proposed action. e. The site has legal access. f. There are no significant environmental features affecting the site. . . BK 268~ PG 608 FEE~9606851 WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on January 10, 1996, the Commission recommended APPROVAL for a Zoning Use Permit subject to the following: 1. This Zoning Use Permit is intended for a I,OOO-gallon propane storage tank to support a metal reinforcing products manufacturing plant and the activities related thereto. 2. The applicant shall comply with all applicable provisions of the Office of the State Fire Marshal and the local fire department. 3. The appropriate zoning, building, environmental and floodplain permits will be obtained prior to construction. 4. If construction or use has not commenced within one year of Board approval of the Zoning Use Permit or if the use has been discontinued for six months, then approval shall terminate at that date. 5. This Zoning Use Permit is subject to revocation upon 60 days notification by the Board of Supervisors if, in the opinion of the Commission and Board. the continued use of the property would be contrary to the public health, safety and welfare. WHEREAS, the notice of hearing was published in the Kingman Daily Miner, a newspaper of general circulation in Kingman, Mohave County, Arizona, January 21, 1996, and posted January 19, 1996, as required by Arizona Revised Statutes and the Mohave County Zoning Regulations. NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting on Monday, February 5, 1996, APPROVED this Zoning Use Permit as recommended by the Mohave County Planning and Zoning Commission and outlined herein.
