A RESOLUTION SETTING FORTH A ZONING USE PERMIT ON A PORTION OF THE S'h
NWYo AND SWYO OF SECTION 13, TOWNSHIP 22 NORTH, RANGE 17 WEST, FOR A
CONSTRUCTION OFFICE FOR INFORMATION AND SALES IN AN A-R1IOA
(AGRICULTURAL-RESIDENTIALrrEN ACRE MINIMUM LOT SIZE) ZONE, IN THE
MOHA VE COUNTY GENERAL AREA, MOHA VE COUNTY, ARIZONA.
WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on February
5, 1996, a public hearing was conducted to determine whether a Zoning Use Permit should be granted for
the above described property as requested by Renzi and Campbell Development, Inc., being represented by
Shawn M. Campbell of Flagstaff, Arizona, and
WHEREAS, this property is located north of the City of Kingman and east of Stockton Hill Road.
The site is accessed from Kingman via north on Stockton Hill Road to Sunward Ho! Road and Bull
Mountain Road. The property is located on the northeast corner ofthe three-way intersection of Stockton
Hill Road, Sunward Ho! Road and Bull Mountain Road. The property has a construction trailer on the
southwest corner, with the remaining portion ofthe property being vacant. The terrain is gently rolling hills,
sloping slightly to the southeast. The surrounding land is vacant except for another real estate sales office
to the northwest. There are no significant drainage patterns that cross the property, and
WHEREAS, the applicant proposes this Zoning Use Permit to allow for a construction office for
lot information and sales, The Mohave County General Plan designates this area as a Suburban
Development Area, and
WHEREAS, a review ofFEMA FIRM Panel #040058-2165C indicates the parcel described to be
in Zone B, not in the FEMA Special Flood Hazard Area, and
WHEREAS, the following described Findings of Fact are for the above captioned item:
a. All notices have been advertised and posted according to regulations.
b. The proposed action and effect complies with the Mohave County General Plan.
c. The site is adequate for the action intended and the use is consistent with the surrounding
land uses and terrain.
d. The neighboring area contains other like land uses similar to the above proposed action.
e, The site has legal access.
f. There are no significant environmental features affecting the site.

WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on
January 10, 1996, the Commission recommended APPROVAL for a Zoning Use Permit subject to the
following:
1. This Zoning Use Permit is intended for a construction office for lot information and sales and
activities related thereto.
2. The applicant shall comply with all applicable provisions of the Mohave County Zoning
Regulations. Section 27.P (Site Plan Requirements) must be completed and approved prior
to approval of permits.
3. The appropriate zoning, building, environmental and floodplain permits will be obtained
prior to beginning operation.
4. If construction or use has not commenced within one year of Board approval of the Zoning
Use Permit or if the use has been discontinued for six months, then approval shall terminate
at that date.
5. This Zoning Use Permit is subject to revocation upon 60 days notification by the Board of
Supervisors if, in the opinion of the Commission and Board, the continued use of the
property would be contrary to the public health, safety and welfare.
WHEREAS, the notice of hearing was published in the Kingman Daily Miner, a newspaper of
general circulation in Kingman, Mohave County, Arizona, January 21, 1996, and posted January 19, 1996,
as required by Arizona Revised Statutes and the Mohave County Zoning Regulations.
NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting
on Monday, February 5, 1996, APPROVED this Zoning Use Permit as recommended by the Mohave
County Planning and Zoning Commission and outlined herein.
