RESOLUTION NO. 96-58
A RESOLUTION SETTING FORTH A ZONING USE PERMIT ON LOT 11, PLEASANT VALLEY
ACRES, IN SECTION 20, TOWNSHIP 25 NORTH, RANGE 19 WEST, FOR A MOBILE HOME
AS A SALES OFFICE IN A C-2H1IA (GENERAL COMMERCIAL HIGHWAY FRONTAGE/ONE
ACRE MINIMUM LOT SIZE) ZONE, IN THE MOHA VE COUNTY GENERAL AREA, MOHA VE
COUNTY, ARIZONA.
WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on February
5, 1996, a public hearing was conducted to determine whether a Zoning Use Permit should be granted for
the above described property as requested by Steven R. and Geralyn M. Selby of Kingman, Arizona, and
WHEREAS, this property is located east of Highway 93 and north of Pierce Ferry Road
approximately one and one-quarter miles northeast of Highway 93. The site is accessed from Highway 93
via northeast on Pierce Ferry Road to the site. The property is located on the northwest side of Pierce Ferry
Road between Bullhead Road and Fifth Street. The property is vacant except for a mobile home parked
there, and the terrain slopes slightly to the southwest. The surrounding land uses consist of several
residences to the north and west; the remaining land is vacant. There are no significant drainage patterns
that cross the property, and
WHEREAS, the applicant proposes this Zoning Use Permit to allow a mobile home to be used as
a real estate sales office, The Mohave County General Plan designates this area as a Rural Development
Area and is in an outlying community area, and
WHEREAS, a review of FEMA FIRM Panel #040058-l775B indicates the parcel described to be
in Zone C, not in the FEMA Special Flood Hazard Area, and
WHEREAS, the following described Findings of Fact are for the above captioned item:
a. All notices have been advertised and posted according to regulations.
b. The proposed action and effect complies with the Mohave County General Plan.
c. The site is adequate for the action intended and the use is consistent with the surrounding
land uses and terrain.
d. The neighboring area contains other like land uses similar to the above proposed action.
e. The site has legal access.
f. There are no significant environmental features affecting the site.

WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on
January 10, 1996, the Commission recommended APPROVAL for a Zoning Use Permit subject to the
following:
I. This Zoning Use Permit is intended for a mobile home to be used as a real estate sales office
and activities related thereto.
2. The applicant shall comply with all applicable provisions of the Mohave County Zoning
Regulations. Section 27.P (Site Plan Requirements) must be completed and approved prior
to approval of permits.
3. The Board of Supervisors accepts the dedication of the 17 feet adjacent to Pierce Ferry Road
as road right-of-way.
4. The appropriate zoning, building, environmental and floodplain permits will be obtained
prior to construction.
5. If construction or use has not commenced within one year of Board approval of the Zoning
Use Permit or if the use has been discontinued for six months, then approval shall terminate
at that date.
6. This Zoning Use Permit is subject to revocation upon 60 days notification by the Board of
Supervisors if, in the opinion of the Commission and Board, the continued use of the
property would be contrary to the public health, safety and welfare.
WHEREAS, the notice of hearing was published in the Kingman Daily Miner, a newspaper of
general circulation in Kingman, Mohave County, Arizona, January 21, 1996, and posted January 19, 1996,
as required by Arizona Revised Statutes and the Mohave County Zoning Regulations.
NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting
on Monday, February 5, 1996, APPROVED this Zoning Use Permit as recommended by the Mohave
County Planning and Zoning Commission and outlined herein.
