A RESOLUTION SETTING FORTH A REZONE OF SILVERADO ESTATES, UNIT I, TRACT
3805 (TENTATIVE), IN SECTION 17, TOWNSHIP 20 NORTH, RANGE 13 WEST, FROM A-R1
lOA (AGRICULTURAL-RESIDENTIALffEN ACRE MINIMUM LOT SIZE) ZONE TO R-O/A
(SINGLE FAMILY RESIDENTIALlHOMES ONLYILIMITED ANIMAL PRIVILEGES) ZONE,
IN THE MORAVE COUNTY GENERAL AREA, MORAVE COUNTY, ARIZONA.
WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on December
2, 1996, a public hearing was conducted to detennine whether approval should be granted to Rezone the
above described property as requested by Silver Ranch COIporation being represented by Leo A. Horner of
Phoenix, Arizona, and
WHEREAS, this property is located east of Kingman, south ofInterstate 40 and west of Highway
93. The site is accessed from Highway 93 via west on "Old" Highway 93 to the site. The property is located
approximately three-quarter mile northeast of the Highway 93 and "Old" Highway 93 intersection; "Old"
Highway 93 splits the property. The property is vacant and the terrain is gently rolling hills, sloping slightly
to the southeast. The surrounding land uses consist of vacant rangeland with sparsely scattered residences.
There are several significant drainage patterns that cross the property, including McGarry's Wash that
crosses Section 17 from the northwest corner generally flowing east, southeast, and
WHEREAS, the applicant requests this zone change to subdivide approximately 520.13 acres into
379 one-acre plus lots. SIL VERADO ESTATES, Unit 1, encompasses all of Section 17 except for the NY:,
of the NWV. and the NWV. of the SEV., The Mohave County General Plan designates this area as a
Suburban Development Area, and
WHEREAS, a review ofFEMA FIRM Panel #040058-2375B indicates the parcel described to be
in Zone A, in the Special Flood Hazard Area, and
WHEREAS, the following described Findings of Fact are for the above captioned item:
a. All notices have been advertised and posted according to regulations.
b. The proposed action and the effect complies with the Mohave County General Plan.
c. The site is adequate for the action intended and the use is consistent with the surrounding
land uses and terrain.
d. The site has legal access.
e. There are no significant environmental features affecting the site, except the noted McGarry's
Wash.

WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on
January 10, 1996, the Commission recommended APPROVAL for a Rezone subject to the following:
I. All of Section 17 except for the NY. of the NW\4 and the NW\4 of the SE\4 will be rezoned
R-OIA (Single Family ResidentiallHomes OnlylLimited Animal Privileges) and will be
known and subdivided as SILVERADO ESTATES, Unit I, Tract 3805.
2. The rezone will become effective upon recordation of the Final Plat for SIL VERADO
ESTATES, Unit I, Tract 3805.
3. The lot size minimum will be based on the size of the lots recorded on the Final Plat and
there will be no further lot splits.
4. The applicant shall comply with all applicable provisions of the Mohave County Zoning
Regulations.
5. The appropriate zoning, building, environmental and floodplain permits will be obtained
prior to construction.
WHEREAS, the notice of hearing was published in The Standard, a newspaper of general
circulation in Kingman, Mohave County, Arizona, November 16, 1996, and posted November 15,1996, as
required by Arizona Revised Statutes and the Mohave County Zoning Regulations.
NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting
on Monday, December 2, 1996, APPROVED this Rezone as recommended by the Mohave County Planning
and Zoning Commission and outlined herein.
