OF LOT 43 AND THE SOUTH 25 INCHES OF THE NY. OF LOT 43, MOHA VE MESA, TRACT 1021, IN SECTION 27, TOWNSHIP 19 NORTH, RANGE 22 WEST, FORA NIGHT WATCHMAN'S QUARTERS IN A CoMO (COMMERCIAL-MANUFACTURING/ OPEN LOT STORAGE) ZONE, IN THE SOUTH MOHA VE VALLEY AREA, MOHA VE COUNTY, ARIZONA. WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on February 5, 1996, a public hearing was conducted to determine whether a Zoning Use Permit should be granted for the above described property as requested by Kenneth A. and Julie L. Eaton of Bullhead City, Arizona, and WHEREAS, this property is located south of Bullhead City and west of Highway 95. The site is accessed from Highway 95 via west on Gardena Road to Lakewood Road, then south on Lakewood Road to the site. The property is on the west side of Lakewood Road between Gardena Road and Hammer Road. The property has three commercial buildings on it and is flat. The surrounding land uses consist of other commercial buildings and vacant land. There are no significant drainage patterns that cross the property, and WHEREAS, the applicant requests this Zoning Use Permit to allow for a night watchman's quarters in one of the buildings for security purposes. The Mohave County General Plan designates this area as an Urban Development Area, and WHEREAS, a review ofFEMA FIRM Panel #040058-2445C indicates the parcel described to be in Zone A, in the Special Flood Hazard Area, and WHEREAS, the following described Findings of Fact are for the above captioned item: a, All notices have been advertised and posted according to regulations. b. The proposed action and effect complies with the Mohave County General Plan. c. The site is adequate for the action intended and the use is consistent with the surrounding land uses and terrain. d. The site has legal access. e. There are no significant environmental features affecting the site, except the noted Special Flood Hazard Area. WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on January 10, 1996, the Commission recommended APPROVAL for a Zoning Use Permit subject to the following: . !R-a 1't"'S6r'~EEt96068J4 loF z. RESOLUTION NO. 96-44 Page 2 1. This Zoning Use Permit is intended for a night watchman's quarters in one of the buildings for security purposes and activities related thereto. 2. The applicant shall comply with all applicable provisions of the Mohave County Zoning Regulations. 3. The appropriate zoning, building, environmental and floodplain permits will be obtained prior to construction. 4. If construction or use has not commenced within one year of Board approval of the Zoning Use Permit or if the use has been discontinued for six months, then approval shall terminate at that date. 5. This Zoning Use Permit is subject to revocation upon 60 days notification by the Board of Supervisors if, in the opinion of the Commission and Board, the continued use of the property would be contrary to the public health, safety and welfare. WHEREAS, the notice of hearing was published in the Kingman Daily Miner, a newspaper of general circulation in Kingman, Mohave County, Arizona, January 21, 1996, and posted January 19, 1996, as required by Arizona Revised Statutes and the Mohave County Zoning Regulations. NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting on Monday, February 5, 1996, APPROVED this Zoning Use Permit as recommended by the Mohave County Planning and Zoning Commission and outlined herein.
