MICROALMW lNUEXED 9626016 e.K 2730 PG 998 OFFICIAL RECORDS OF MOHAVE COUNTY, { JOAH MC CALL, MOHAVE COUHTY RECORDEf 05/13/96 02:07P PAGE 1 OF 2 MOHAVE COUNTY BOARD OF SUPERVISORS RECORDING FEE 0.00 RESOLUTION NO. 96-169 A RESOLUTION SETTING FORTH A SPECIFIC USE PERMIT ON PARCELS Vi-E-D AND I-A- A, IN THE KINGMAN AIRPORT INDUSTRIAL PARK, IN SECTION 23, TOWNSHIP 22 NORTH, RANGE 16 WEST, FOR THE ESTABLISHMENT OF A WAREHOUSEIDISTRIBUTION OF CONSUMER PRODUCTS BUILDING IN AN A-D (AIRPORT -DEVELOPMENT) ZONE, IN THE KINGMAN AREA, MOHA VE COUNTY, ARIZONA. WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on May 6, 1996, a public hearing was conducted to determine whether a Specific Use Permit should be granted for the above described property to Jim Wilkinson, Executive Director, Kingman Airport Authority, Kingman, Arizona, and WHEREAS, the property is located in the Kingman Airport Industrial Park northeast of Kingman and east of Highway 66. The site is accessed from Highway 66 via southeast on Mohave Airport Drive to Commerce Drive, then northeast on Commerce Drive to the site, located on the northwest side approximately 1,500 feet northeast of Mohave Airport Drive, and WHEREAS, the applicant requests this Specific Use Permit for a warehouse/distribution of consumer products building. The proposed site is vacant and flat, sloping slightly to the southwest. It is surrounded by a variety of commercial and industrial uses. The Mohave County General Plan designates this area as an Urban Development Area, and WHEREAS, a review ofFEMA FIRM Panel #040058-2170B indicates the parcel described to be in Zone C, not in the FEMA Special Flood Hazard Area, and WHEREAS, the following described Findings of Fact are for the above captioned item: a. All notices have been advertised and posted according to regulations. b. The proposed action and effect complies with the Mohave County General Plan. c. The site is adequate for the action intended and the use is consistent with the surrounding land uses and terrain. d. The neighboring area contains other like land uses similar to the above proposed action. e. The site has legal access. f. There are no significant environmental features affecting the site. ... ." . . PAGE 2 OF 2 BK 2730 PG 999 FEE~9626016 RESOLUTION NO. 96-169 Page 2 WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on April 10, 1996, the Commission recommended APPROVAL for a Specific Use Permit subject to the following: 1. The Specific Use permit is intended for a warehouse/distribution of consumer products building and activities related thereto; any other use will require an additional Specific Use Permit. 2. The applicant shall comply with all applicable provisions of the Mohave County Zoning Regulations. Section 27.P (Site Plan Requirements) must be completed and approved prior to approval of permits. A limited drainage report will have to be submitted for the on-site mitigation of any additional runoff which could be created by this development. 3, The appropriate zoning, building, environmental and floodplain permits will be obtained prior to construction. 4. Approval of a Specific Use Permit with such conditions and restrictions as the Board of Supervisors may impose shall be valid for two (2) years, in which time construction on the project shall commence or the use authorized shall be initiated. Prior to expiration of the approval, the developer may request an Extension of Time frorn the Commission to initiate the project, and the Commission shall recommend to the Board an action based upon a finding of substantial grounds of which to grant such an Extension of Time up to one (I) year. WHEREAS, the notice of hearing was published in the Kingman Daily Miner, a newspaper of general circulation in Kingman, Mohave County, Arizona, April 21, 1996, and posted April 19, 1996, as required by Arizona Revised Statutes and the Mohave County Zoning Regulations.
