MOHAVE COUNTY RECORDEf 05/13/96 02:03P PAGE 1 OF 2 MDHAVE COUNTY BOARD OF SUPERVISORS RECORDING FEE 0.00 RESOLUTION NO. 96-160 A RESOLUTION SETTING FORTH A ZONING USE PERMIT ON LOT 283, PARADISE ACRES, UNIT 2, IN SECTION 27, TOWNSHIP 20 NORTH, RANGE 18 WEST, FOR A SECONDARY RESIDENCE IN AN A-R/2A (AGRICUL TURAL-RESIDENTIALITWO ACRE MINIMUM LOT SIZE) ZONE, IN THE GOLDEN VALLEY AREA, MOHA VE COUNTY, ARIZONA. WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on May 6, 1996, a public hearing was conducted to determine whether a Zoning Use Permit should be granted for the above described property as requested by William M. Harrison, Jr, of Golden Valley, Arizona, and WHEREAS, this property is located south ofOatrnan Road (Old V.S, 66) between Centenial Road and Sacramento Road. The site is accessed from Oatman Road (Old U.S. 66) via south on Centenial Road to Tiara Drive, then west on Tiara Drive to the property, located on the north side of Tiara Drive approximately 300 feet west of Centenial Road. The property has a single family residence on it. It is relatively flat, sloping slightly to the southwest. The surrounding land uses consist of vacant lots and several single family residences. There are no significant drainage patterns crossing the property, and WHEREAS, the applicant requests this Zoning Use Permit to allow a secondary residence in an A-R (Agricultural-Residential) zone. The Mohave County General Plan designates this area as a Suburban Development Area, and WHEREAS, a review ofFEMA FIRM Panel #040058-2500B indicates the parcel described to be in Zone C, not in the FEMA Special Flood Hazard Area, and WHEREAS, the following described Findings of Fact are for the above captioned item: a. All notices have been advertised and posted according to regulations. b. The proposed action and effect complies with the Mohave County General Plan. c. The site is adequate for the action intended and the use is consistent with the surrounding land uses and terrain. d. The site has legal access. e. There are no significant environmental features affecting the site. WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on April 10, 1996, the Commission recommended APPROVAL for a Zoning Use Permit subject to the following: .. .-..-...... . . PAGE 2 OF 2 BK 2730 PG 977 FEE~9626007 RESOLUTION NO. 96-160 Page 2 I. This Zoning Use Permit is for a mobile home as a secondary residence on this property and the activities related thereto. 2. The applicant shall comply with all applicable provisions of the Mohave County Zoning Regulations. Section 27.R (Accessory or Secondary Residence Requirements) and a site plan in accordance with Section 27.R must be completed and approved prior to approval of permits. 3. The appropriate zoning, building, environmental and floodplain permits will be obtained prior to construction. 4. If construction or use has not commenced within one year of Board approval of the Zoning Use Permit or if the use has been discontinued for six months, then approval shall terminate at that date. 5. This Zoning Use Permit is subject to revocation upon 60 days notification by the Board of Supervisors if, in the opinion of the Commission and Board, the continued use of the property would be contrary to the public health, safety and welfare. WHEREAS, the notice of hearing was published in the Kingman Daily Miner, a newspaper of general circulation in Kingman, Mohave County, Arizona, April 21, 1996, and posted April 19, 1996, as required by Arizona Revised Statutes and the Mohave County Zoning Regulations. NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting on Monday, May 6,1996, APPROVED this Zoning Use Permit as recommended by the Mohave County Planning and Zoning Commission and outlined herein.
