SE'I. OF SECTION 23, TOWNSHIP 19 NORTH, RANGE 22 WEST, FROM A-R (AGRICULTURAL-RESIDENTIAL) ZONE TO R-M/5A(S-D) (MULTIPLE- RESIDENTIAL/FIVE ACRE MINIMUM LOT SIZE/SPECIAL DEVELOPMENT) ZONE, IN THE SOUTH MOHA VE VALLEY AREA, MOHA VE COUNTY, ARIZONA. WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on May 6, 1996, a public hearing was conducted to determine whether an Extension of Time for a Rezone should be granted for the above described property as requested by C. T. Langstraat of Las Vegas, Nevada, and WHEREAS, this property is located east of Highway 95 and south of Bullhead City. The site is accessed from Highway 95 via east on Aztec Road to the site located on the southwest corner of Aztec Road and Mountain View Road. The property is vacant and rises sharply to the east from its west boundary line. The EI Rodeo Drain crosses the southwest corner of this property, as does a 50-foot wide El Paso Natural Gas easement. The Mohave COlmty General Plan designates this area as an Urban Development Area, and WHEREAS, this rezone was conditionally approved by the Mohave County Board of Supervisors on April 6, 1992 via BOS Resolution No. 92-97. Due to personal problems, Mr. Langstraat has not requested any Extensions of Time, and WHEREAS, this Extension of Time will allow the applicant time to complete the conditions as required by BOS Resolution No. 92-97 and will make this rezone current, and WHEREAS, a review of FEMA FIRM Panel #040058-2445C indicates the parcel described to be in Zone A, in the Special Flood Hazard Area, and WHEREAS, the following described Findings of Fact are for the above captioned item: a. All notices have been advertised and posted according to regulations. b. The proposed action and effect complies with the Mohave County General Plan. c. The site is adequate for the action intended. d, The site has legal access. e. There are no significant environmental features affecting the site, except for the noted Special Flood Hazard Area. f. This request for an Extension of Time complies with the approved Extension of Time Policy. .~ . . PAGE 2 OF 2 BK 2730 PG 947 FEE~9625993 RESOLUTION NO. 96-147 Page 2 WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on April 1 0, 1996, the Commission recommended APPROVAL for an Extension of Time for a Rezone subject to the following: I. Continued compliance with the conditions ofBOS Resolution No. 92-97. 2. This Extension of Time will be in effect until April 6, 1997. 3. This will be the last Extension of Time; no further extensi0ns will be approved. WHEREAS, the notice of hearing was published in the Kingman Daily Miner, a newspaper of general circulation in Kingman, Mohave County, Arizona, April 21, 1996, and posted April 19, 1996, as required by Arizona Revised Statutes and the Mohave County Zoning Regulations. NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting on Monday, May 6,1996, APPROVED this Extension of Time for a Rezone as recommended by the Mohave County Planning and Zoning Commission and outlined herein.
