MOHAVE COUNTY 80ARD OF SUPERVISORS RECORDING FEE 0.00 RESOLUTION NO. 96-129 A RESOLUTION SETTING FORTH A REZONE OF LOT 12, BLOCK 178, NEW KINGMAN ADDITION, UNIT 10, TRACT 1103, IN SECTION 30, TOWNSHIP 22 NORTH, RANGE 16 WEST, FROM C-2 (GENERAL COMMERCIAL) ZONE TO R-l (SINGLE FAMILY RESIDENTIAL) ZONE, IN THE KINGMAN AREA, MOHA VE COUNTY, ARIZONA. WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on April I, 1996, a public hearing was conducted to determine whether approval should be granted to Rezone the above described property as requested by William 1. Roper, agent for James Kaseno of Cornucopia, Wisconsin, and WHEREAS, this property is located north of Northern Avenue between North Bond Street and North Lomita Street, north of the City of Kingman, The site is accessed from Stockton Hill Road via east on Northern Avenue to North Bond Street, then north on North Bond Street to Neal Avenue, then east on Neal A venue to the site. The site is located on the south side of Neal Avenue approximately 400 feet east of North Bond Street. The property is vacant and flat. The surrounding land uses consist of other vacant lots and lots with single-family residences on them. The only commercial business is on the northeast corner of North Bond Street and Butler Avenue and along Northern Avenue. There are no significant drainage patterns crossing the property, and WHEREAS, the applicant requests this zone change to allow a single-family home. The majority of property in the neighborhood is zoned either R-I (Single Family Residential) or R-M (Multiple- Residential). The Mohave County General Plan designates this area as an Urban Development Area, and WHEREAS, a review ofFEMA FIRM Panel #040058-2165C indicates the parcel described to be in Zone C, not in the FEMA Special Flood Hazard Area, and WHEREAS, the following described Findings of Fact are for the above captioned item: a. All notices have been advertised and posted according to regulations. b, The proposed action and the effect complies with the Mohave County General Plan. c. The site is adequate for the action intended and the use is consistent with the surrounding land uses. d. The neighboring area contains other like land uses similar to the above proposed action. e. Page 2 WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on March 13, 1996, the Commission recommended APPROVAL for a Rezone subject to the following: I. This property will be rezoned R-I (Single Family Residential). 2. The applicant shall comply with all applicable provisions of the Mohave County Zoning Regulations. 3. The appropriate zoning, building, environmental and floodplain permits will be obtained prior to construction. 4. The rezone shall not become effective until at least 30 days after final approval of the change in classification by the Board of Supervisors, as per ARS 11-829E. NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting on Monday, April 1, 1996, APPROVED this Rezone as recommended by the Mohave County Planning and Zoning Commission and outlined herein.
