A RESOLUTION SETTING FORTH AN EXTENSION OF TIME FOR A ZONING USE PERMIT
ON A PORTION OF THE SW'I. SW'I. OF SECTION 13, TOWNSHIP 27 NORTH, RANGE 21
WEST, FOR A SWAP MEET IN A C-2H (GENERAL COMMERCIAL HIGHWAY FRONTAGE)
ZONE, IN THE MOHA VE COUNTY GENERAL AREA, MOHA VE COUNTY, ARIZONA.
WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on April I ,
1996, a public hearing was conducted to determine whether an Extension of Time for a Zoning Use Permit
should be granted for the above described property as requested by Hy Hunter of Hy Hunter Industries,
Granada Hills, California, and
WHEREAS, this property is located east of US Highway 93, approximately one and one-half miles
north of White Hills Road. The site is accessed directly from US Highway 93. The property has a small
building being used for an office, temporary shade booths and a number of open grocery freezers on the site.
The property is flat. The surrounding land use consists of a restaurant, gas/service station and warehouse
to the north, an RV park to the east and a residential subdivision, Triangle Air Park, to the south. There are
no significant drainage patterns that cross the property. The Mohave County General Plan designates this
area as a Rural Development Area, and
WHEREAS, this Zoning Use Permit was conditionally approved by the Mohave County Board of
Supervisors on October 4, 1994 via BOS Resolution No. 94-352, and
WHEREAS, the applicant requested in a letter dated August 9, 1995, received by the Planning and
Zoning Department on January 22, 1996, that the Zoning Use Permit be extended for one year. The letter
stated that "the applicant had been out of the country and just received the Planning and Zoning
Department's letter and that he did not realize he had not fulfilled his obligation for the Zoning Use Permit,"
and
WHEREAS, this will be the first Extension of Time for this property, and
WHEREAS, a review ofFEMA FIRM Panel #040058-1600B indicates the parcel described to be
in Zone C, not in the FEMA Special Flood Hazard Area, and
WHEREAS, the following described Findings of Fact are for the above captioned item:
a. All notices have been advertised and posted according to regulations.
b. The proposed action and effect complies with the Mohave County General Plan.

c. The site is adequate for the action intended and the use is consistent with the surrounding
terrain.
d. The site has legal access.
e. There are no significant environmental features affecting the site.
f. This action complies with the approved Extension of Time Policy.
WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on
March 13, 1996, the Commission recommended APPROVAL for an Extension of Time for a Zoning Use
Permit subject to the following:
I. Continued compliance with the conditions ofBOS Resolution No. 94-352.
2. This Extension of Time will be in effect until October 4,1996.
WHEREAS, the notice of hearing was published in the Kingman Daily Miner, a newspaper of
general circulation in Kingman, Mohave County, Arizona, March 17, 1996, and posted March 15, 1996, as
required by Arizona Revised Statutes and the Mohave County Zoning Regulations.
MOHA VE COUNTY BOARD OF SUPERVISORS
NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting
on Monday, April I, 1996, APPROVED this Extension of Time for a Zoning Use Permit as recommended
by the Mohave County Planning and Zoning Commission and outlined herein.
