A RESOLUTION SETTING FORTH A ZONING USE PERMIT ON THE EASTERLY 527.6 FEET
OF THE WESTERLY 950.4 FEET OF THE NORTHERLY 825.0 FEET OF THE NWV. NWV. OF
SECTION 25, EXCEPT FOR THE NORTH 42 FEET, TOWNSHIP 19 NORTH, RANGE 22 WEST,
FOR A MOBILE HOME SALES OFFICE IN A R-MH (SINGLE FAMILY RESIDENTIAL
MOBILE HOME) ZONE, IN THE SOUTH MOHA VE V ALLEY AREA, MOHA VE COUNTY,
ARIZONA.
WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on April 1,
1996, a public hearing was conducted to determine whether a Zoning Use Permit should be granted for the
above described property as requested by EI Rodeo Villas Mobile Home Park, being represented by Louis
C. and Susan Van Haastert, managers, of Bullhead City, Arizona, and
WHEREAS, this property is located east of Highway 95 and south of EI Rodeo Road, south of
Bullhead City. The site is accessed from Highway 95 via east on EI Rodeo Road to the site. The site is
located on the south side of El Rodeo Road approximately 300 feet east of Mountain View Road. The
mobile home park is about fifty percent occupied, with an office and a swimming pool and recreation area
at the front entrance to the park. The surrounding land uses consist of vacant property to the north, east and
southwest. There are residences to the south and to the west. There are no significant drainage patterns that
cross the property, and
WHEREAS, the applicant requests this Zoning Use Permit to allow a mobile home sales office in
the existing mobile home park office. The Mohave County General Plan designates this area as an Urban
Development Area, and
WHEREAS, a review ofFEMA FIRM Panel #040058-2445C indicates the parcel described to be
in Zone AO, in the Special Flood Hazard Area, and
WHEREAS, the following described Findings of Fact are for the above captioned item:
a. All notices have been advertised and posted according to regulations.
b. The proposed action and effect complies with the Mohave County General Plan.
c. The site is adequate for the action intended and the use is consistent with the surrounding
terrain.
d. The site has legal access.
e, There are no significant environmental features affecting the site, except the noted Special
Flood Hazard Area.

WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on
March 13, 1996, the Commission recommended APPROVAL for a Zoning Use Permit subject to the
following:

I. This Zoning Use Permit is intended for a sales office in the mobile home park and activities
related thereto.
2. The applicant shall comply with all applicable provisions of the Mohave County Zoning
Regulations. Prior to any new construction, Section 27.P (Site Plan Requirements) must be
completed and approved prior to approval of permits.
3. The appropriate zoning, building, environmental and floodplain permits will be obtained
prior to any new construction.
4. If construction or use has not commenced within one year of Board approval of the Zoning
Use Permit or if the use has been discontinued for six months, then approval shall terminate
at that date.
5. This Zoning Use Permit is subject to revocation upon 60 days notification by the Board of
Supervisors if, in the opinion of the Commission and Board, the continued use of the
property would be contrary to the public health, safety and welfare.
WHEREAS, the notice of hearing was published in the Kingman Daily Miner, a newspaper of
general circulation in Kingman, Mohave County, Arizona, March 17, 1996, and posted March 15, 1996, as
required by Arizona Revised Statutes and the Mohave County Zoning Regulations.
NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting
on Monday, April 1, 1996, APPROVED this Zoning Use Permit as recommended by the Mohave County
Planning and Zoning Commission and outlined herein.
