A RESOLUTION SETTING FORTH APPROVAL OF A FINAL SUBDIVISION PLAT FOR
FOUNTAIN HILLS ESTATES, TRACT 3050, BEING A SUBDMSION OF A PORTION OF THE
SYZ OF SECTION 13, TOWNSHIP 22 NORTH, RANGE 17 WEST, IN THE MOHA VE COUNTY
GENERAL AREA, MOHA VE COUNTY, ARIZONA.
WHEREAS, at the special meeting of the Mohave County Board of Supervisors held on June 17,
1996, a public hearing was conducted to determine whether approval should be granted for the Final
Subdivision Plat of Fountain Hills Estates, Tract 3050, and
WHEREAS, the owner/developer of this subdivision is Renzi and Campbell Development Inc.,
Flagstaff, Arizona. The engineers of record for the project are: David M. Monihan, P .E., R.L.S., of WFM
Engineers and Surveyors; Ted A. Luther, P .E., of Redstar Engineering; and Paul D. Trotta, PhD, P.E., all
of Flagstaff, Arizona, and
WHEREAS, the Preliminary Plan for this subdivision was conditionally approved by the Board of
Supervisors on January 2,1996, per BOS Resolution No. 96-21. The Preliminary Plan depicts 43 acres
subdivided into 66 single-family residential lots, ranging in size from 20,002 to 37,162 square feet, and
WHEREAS, electric power and telephone service will be provided by Citizens Utilities Company;
sewage disposal will be by septic or alternative disposal systems; solid waste (garbage) disposal will be per
Mohave Disposal, Inc.; water will be provided to the subdivision by Cerbat Water Company; the Hualapai
Valley Fire Department will provide fire protection for the subdivision, and
WHEREAS, the Final Plat and required documentation for Fountain Hills Estates, Tract 3050, has
been reviewed. The requirements of the Preliminary Plan appear to have been satisfied, and
WHEREAS, at their regular meeting on June 3, 1996, the Board of Supervisors approved a Petition
of Exception, requested by the developer, for the above subdivision, allowing for a rural roadway section
along a portion of Fountain Hills Road, per BOS Resolution No. 96-176, and
WHEREAS, the advertising requirements have been met throughout this subdivision process as
required by Arizona Revised Statutes and the Mohave County Zoning Regulations.
NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their special meeting
on Monday, June 17, 1996, APPROVED the Final Plat for Fountain Hills Estates, Tract 3050, subject to the
following conditions:

1. A current title report (dated within 30 days of recordation) must be furnished to the Planning
and Zoning Department prior to recordation.
2. A signed, final copy of the CC&Rs for this tract must be submitted to the Planning and
Zoning Department prior to the recordation of the Final Plat.
3. A signed, final copy of the document establishing a Homeowners Association will need to
submitted, with corresponding bylaws, to Planning and Zoning prior to the recordation of the
Final Plat.
4. The developer will make the same commitments for improvements in the prospectus to the
State Real Estate Commission as required for approval of this tract by the Board, and a final
copy of the State Real Estate Report shall be submitted to the Planning and Zoning
Department.
5. The developer has proposed the use of, and shall provide an approved trust agreement or
other assurance, in the amount of the cost estimate approved by the Mohave County Public
Works Department, being $968,600.00, as an assurance for this subdivision in its entirety for
the completion of all required improvements. The Chairman of the Board of Supervisors
shall have the authority to approve the assurances submitted, ifthe cost estimate is revised
and recommended for approval by the County Engineer and County Attorney's Office.
6. The Final Plat shall include the recording information of the instruments by which the
developer will provide Citizens Utilities Company with easements sufficient for the
relocation of the utility company's lines currently crossing through the development.
7. Appropriate permits be obtained by the developer for the entrance sign proposed to be
located on Parcel A.
8. Compliance with the condition ofBOS Resolution No. 96-176 which approved the Petition
of Exception for a rural roadway section on a portion of Fountain Hills Road.
BE IT FURTHER RESOLVED, that a correct copy of all documents delineated above shall be
submitted to Planning and Zoning for distribution and review. Upon receipt of evidence that these
conditions have been met, together with the executed mylars and appropriate recording fees, the Director
of Planning and Zoning will obtain the necessary signatures from the County departments and officials and
