A RESOLUTION SETTING FORTH A REZONE OF THE NORTHERLY 98.65 FEET OF LOT 11
AND THE NY, OF LOT 16, BLOCK GG, LAKE MOHA VE COUNTRY CLUB ESTATES, UNIT 3
AMENDED, IN SECTION 31, TOWNSHIP 22 NORTH, RANGE 16 WEST, FROM R-M/IA
(MULTIPLE-RESIDENTIAL/ONE ACRE MINIMUM LOT SIZE) ZONE TO R-M/20M
(MULTIPLE-RESIDENTIAL/TWENTY THOUSAND SQUARE FEET MINIMUM LOT SIZE)
ZONE, IN THE KINGMAN AREA, MOHA VE COUNTY, ARIZONA.
WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on June 3,
1996, a public hearing was conducted to determine whether approval should be granted to Rezone the above
described property as requested by Delwin D. and Deborah Craig of Lake Havasu City, Arizona, and
WHEREAS, this property is located between North Arizona Street and North Benton Way, north
of Gordon Drive. The site is accessed from Stockton Hill Road via east on Gordon Drive to North Arizona
Street, then north on North Arizona Street to the property, located on the west side of North Arizona Street
approximately 500 feet north of Gordon Drive and extends to the west to North Benton Way. The northerly
98.65 feet of Lot II, which fronts on North Arizona Street, has a mobile home on it and the NY, of Lot 16,
which fronts on North Benton Way, is vacant. The terrain is flat. The surrounding land uses consist of other
vacant lots and lots with single family residences on them. There are no significant drainage patterns
crossing the property, and
WHEREAS, the applicant requests this zone change to allow a residence on the NYz of Lot 16. The
Mohave County General Plan designates this area as an Urban Development Area. The two northern lots
are joined together with one Assessor's Parcel Number. The owner desires to separate the two lots to place
a residence on the vacant lot. The SYZ of Lots 11 and 16 were rezoned to R-M/20M with Board of
Supervisors Resolution No. 93-163 on June 7, 1993. The property to the west is zoned R-1I20M with the
four lots along Gordon Drive being zoned R-M/20M. The remaining lots in Block GG are zoned R-M/IA,
and
WHEREAS, a review ofFEMA FIRM Panel #040058-2165C indicates the parcel described to be
in Zone AO, in the Special Flood Hazard Area, and
WHEREAS, the following described Findings of Fact are for the above captioned item:
a. All notices have been advertised and posted according to regulations.
b. The proposed action and the effect complies with the Mohave County General Plan.

c. The site is adequate for the action intended and the use is consistent with the surrounding
land uses and terrain.
d. The neighboring area contains other like land uses similar to the above proposed action.
e. The site has legal access.
f. There are no significant environmental features affecting the site, except the noted Special
Flood Hazard Area.
WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on
May 8, 1996, the Commission recommended APPROVAL for a Rezone subject to the following:
1. This property will be rezoned R-M/20M (Multiple-Residential/Twenty Thousand Square
Feet Minimum Lot Size).
2. The applicant shall comply with all applicable provisions of the Mohave County Zoning
Regulations.
3. The appropriate zoning, building, environmental and floodplain permits will be obtained
prior to construction.
4. The rezone shall not become effective until at least 30 days after final approval of the change
in classification by the Board of Supervisors, as per ARS 11-829E.
5. If these conditions are not met within one year this approval will be void. If at the expiration
of this period the property has not been improved to meet the use for which it was
conditionally approved, the Board of Supervisors (after notification by registered mail to the
owner and applicant who requested the rezoning) shall schedule a public hearing to grant an
extension, determine compliance with the schedule for development, or cause the property
to revert to its former zoning classification. This action is in accordance with Arizona
Revised Statutes Annotated, Title 11, Chapter 6, 11-832.
WHEREAS, the notice of hearing was published in the Kingman Daily Miner, a newspaper of
general circulation in Kingman, Mohave County, Arizona, May 19, 1996, and posted May 17, 1996, as
required by Arizona Revised Statutes and the Mohave County Zoning Regulations.
