A RESOLUTION SETTING FORTH A REZONE OF THE NY> OF LOT 5, BLOCK B, GOLDEN
SAGE RANCHOS, UNIT 65, IN SECTION 9, TOWNSHIP 21 NORTH, RANGE 18 WEST, FROM
A-R (AGRICULTURAL-RESIDENTIAL) ZONE TO CoMO (COMMERCIAL-MANUFACTURlNG/
OPEN LOT STORAGE) ZONE, IN THE GOLDEN VALLEY AREA, MOHA VE COUNTY,
ARIZONA.
WHEREAS, at the special meeting of the Mohave County Board of Supervisors held on June 17,
1996, a public hearing was conducted to determine whether approval should be granted to Rezone the above
described property as requested by Shawn Gabrielson of Golden Valley, Arizona, and
WHEREAS, this property is located north of State Highway 68 between Adobe Road and Verde
Road. The site is accessed from State Highway 68 via north on Morenci Road to the site, located on the
west side of Morenci Road approximately 1,100 feet north of Highway 68. The property is vacant and flat,
sloping slightly to the southwest. The surrounding land uses consist of vacant land and single family
residences. The property is on the southern edge of a flood zone, and
WHEREAS, the applicant requests this zone change to open an equipment storage and small
workshop business. The Mohave County General Plan designates this area as an Urban Development Area.
Also, the General Plan designates this area as a High Density Residential Area, and
WHEREAS, a review of FEMA FIRM Panel #040058-2325B indicates the parcel described to be
in Zone A, in the Special Flood Hazard Area, and
WHEREAS, the following described Findings of Fact are for the above captioned item:
a. All notices have been advertised and posted according to regulations.
b. The proposed action and the effect does not comply with the Mohave County General Plan.
c. The site is adequate for the action intended and the use is consistent with the surrounding
land uses and terrain.
d. The site has legal access.
e. There are no significant environmental features affecting the site, except for the noted
Special Flood Hazard Area.
WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on
May 8, 1996, the Commission recommended DENIAL for a Rezone based upon the following:

1. The proposed action does not comply with the Mohave County General Plan.
2. The proposed action constitutes a spot zoning.
WHEREAS, the notice of hearing was published in the Kingman Daily Miner, a newspaper of
general circulation in Kingman, Mohave County, Arizona, May 19, 1996 and June 9, 1996, and posted May
17, 1996, as required by Arizona Revised Statutes and the Mohave County Zoning Regulations.
MOHA VE COUNTY BOARD OF SUPERVISORS
NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their special meeting
on Monday, June 17, 1996, after considering input from the public, APPROVED this Rezone subject to the
following:
1. The NY. of Lot 5, Block B, Golden Sage Ranchos, Unit 65, be rezoned to CoMO.
2. Applicant shall comply with all Mohave County Zoning Regulations including Section 27.P,
Site Plan Review. The site plan must be approved before building permits can be issued.
3. Applicant shall obtain all the necessary building, floodplain and environmental health
permits.
