WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on June 3, 1996, a public hearing was conducted to determine whether an Extension of Time for a Rezone should be granted for the above described property as requested by John and Linda Romero of Golden Valley, Arizona, and WHEREAS, this property is located south of State Highway 68 between Egar Road and Guthrie Road. The site is accessed from State Highway 68 via south on Egar Road to Tapeats Drive, then west on Tapeats Drive to Dilkon Road, then south on Dilkon Road to the site located on the east side of Dilkon Road approximately 1,700 feet north of Shinarump Drive. The property is vacant, and is flat to slightly rolling. There is a minor drainage pattern crossing the property on the west side. The Mohave County General Plan designates this area as a Suburban Development Area, and WHEREAS, this rezone was conditionally approved by the Mohave County Board of Supervisors on May 1, 1995, via BOS Resolution No. 95-184, and WHEREAS, this Extension of Time will allow the applicant to finish the surveying for the Parcel Plat and the other conditions as required by Bas Resolution No. 95-184. In his letter dated April 2, 1996, Mr. Romero stated that "Due to financial difficulties we have been unable to have the surveying done; therefore we would like to apply for a years extension on this rezoning," and WHEREAS, this will be the first Extension of Time for this property, and WHEREAS, a review of FEMA FIRM Panel #040058-2300B indicates the parcel described to be in Zone C, not in the FEMA Special Flood Hazard Area, and WHEREAS, the following described Findings of Fact are for the above captioned item: a. All notices have been advertised and posted according to regulations. b. The proposed action and effect complies with the Mohave County General Plan. ....-,..... . . The neighboring area contains other like land uses similar to the above proposed action. e. The site has legal access. f. There are no significant environmental features affecting the site. g. This request complies with the Extension of Time Policy. WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on May 8,1996, the Commission recommended APPROVAL for an Extension of Time for a Rezone subject to the following: I. Continued compliance with the conditions of BOS Resolution No. 95-184. 2. This will be the last Extension of Time allowed; the parcel plat must be completed before May I, 1997. 3. This Extension of Time will be in effect until May 1, 1997. WHEREAS, the notice of hearing was published in the Kingman Daily Miner, a newspaper of general circulation in Kingman, Mohave County, Arizona, May 19, 1996, and posted May 17, 1996, as required by Arizona Revised Statutes and the Mohave County Zoning Regulations. NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting on Monday, June 3, 1996, APPROVED this Extension of Time for a Rezone as recommended by the Mohave County Planning and Zoning Commission and outlined herein.
