A RESOLUTION SETTING FORTH A REZONE OF THE EAST 120 FEET OF LOT 4, MOHA VE
MESA ACRES, TRACT 1020, IN SECTION 35, TOWNSHIP 19 NORTH, RANGE 22 WEST, FROM
A-R (AGRICULTURAL-RESIDENTIAL) ZONE TO R-O (SINGLE FAMILY RESIDENTIAL/
MOBILE HOMES PROHIBITED) ZONE, IN THE SOUTH MOHA VE VALLEY AREA, MOHA VE
COUNTY, ARIZONA.
WHEREAS, the following described Findings of Fact are for the above captioned item:
WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on June 3,
1996, a public hearing was conducted to determine whether approval should be granted to Rezone the above
described property as requested by Dewey Davide of Fort Mohave, Arizona, being represented by Raymond
W. Stadler, P. E., of Stadler Consulting Engineers, Inc., Phoenix, Arizona, and
WHEREAS, this property is located east of Highway 95, south of Bullhead City between Joy Lane
and Lipan Boulevard. The site is accessed from Highway 95 via east on Joy Lane to Tableau Drive, then
south on Tableau Drive to Chaparral Road, then east on Chaparral Road to the site located on the northwest
corner of Chaparral Road and Wishing Well Drive. The property has a house facing Tableau Drive and a
garage on the rear that is to be removed. The property is relatively flat, sloping slightly to the west. The
surrounding land uses consist of single family residences and vacant lots. There are no significant drainage
patterns that cross the property, and
WHEREAS, the applicant requests this zone change to allow the development of single family
residential lots. The applicant proposes to divide the 2.17 -acre lot into six lots; one lot will be approximately
1.3 acres in size and the remaining five lots will be approximately 7,300 square feet in size. This new
subdivision will be known as Desert Lakes Golf Course and Estates, Unit H, Tract 4159. Lot 4 must be
severed from Mohave Mesa Acres, Tract 1020, prior to the recordation of Lot 4 as Desert Lakes Golf Course
and Estates, Unit H, Tract 4159. The Mohave County General Plan designates this area as an Urban
Development Area, and
WHEREAS, a review ofFEMA FIRM Panel #040058-2445C indicates the parcel described to be
in Zone A, in the Special Flood Hazard Area, and
a. All notices have been advertised and posted according to regulations.
b. The proposed action and the effect complies with the Mohave County General Plan.
c. The site is adequate for the action intended and the use is consistent with the surrounding
land uses and terrain.
d. The neighboring area contains other like land uses similar to the above proposed action.

e. The site has legal access.
f. There are no significant environmental features affecting the site, except for the noted
Special Flood Hazard Area.
WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on
May 8, 1996, the Commission recommended APPROVAL for a Rezone subject to the following:
I. The eastern 120 feet of Lot 4, MOHA VE MESA ACRES, Tract 1020, will be rezoned R-O
(Single Family ResidentiaI!Mobile Homes Prohibited) and will be known and subdivided as
Desert Lakes Golf Course and Estates, Unit H, Tract 4159. The remaining western 302.09
feet will remain zoned A-R (Agricultural-Residential).
2. The rezone will becorne effective upon the recordation of the Final Plat for Desert Lakes
Golf Course and Estates, Unit H, Tract 4159.
MOHA VE COUNTY BOARD OF SUPERVISORS
3. The lot size minimum will be based on the size of the lots recorded on the Final Plat and
there will be no further lot splits.
4. The applicant shall comply with all applicable provisions of the Mohave County Zoning
Regulations.
5. The appropriate zoning, building, environmental and floodplain permits will be obtained
prior to construction.
WHEREAS, the notice of hearing was published in the Kingman Daily Miner, a newspaper of
general circulation in Kingman, Mohave County, Arizona, May 19, 1996, and posted May 17, 1996, as
required by Arizona Revised Statutes and the Mohave County Zoning Regulations.
NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting
on Monday, June 3,1996, APPROVED this Rezone as recommended by the Mohave County Planning and
Zoning Commission and outlined herein.
