SWif. OF SECTION 33, LYING EASTERLY OF US HIGHWAY 91, TOWNSHIP 41 NORTH, RANGE 15 WEST, FOR A COUNTY OFFICE, MATERIAL AND EQUIPMENT STORAGE AND A SOLID WASTE COLLECTION STATION FOR THE PUBLIC WORKS DEPARTMENT IN AN A-R (AGRICULTURAL-RESIDENTIAL) ZONE, IN THE ARIZONA STRIP AREA, MOHAVE COUNTY, ARIZONA. WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on June 3, 1996, a public hearing was conducted to determine whether a Zoning Use Permit should be granted for the above described property as requested by Mohave County, being represented by David Grisez, County Manager, Kingman, Arizona, and WHEREAS, this property is located east of US Highway 91 and north ofInterstate 15 in the Littlefield area. The site is accessed from US Highway 91 via east at the ADOT maintenance camp road directly to the site. The property has the ADOT maintenance camp on it and a solid waste collection site in the northeast portion; the remaining area is vacant. The entire complex is located on Bureau of Land Management (BLM) land. The surrounding land uses consist of vacant BLM land to the north, east and south. To the west across US Highway 91 there are several road side businesses and vacant land. There are no significant drainage patterns crossing the property, and WHEREAS, the applicant requests this Zoning Use Permit to allow for a county office, material and equipment storage and a solid waste collection station for the Public Works Department. The Mohave County General Plan designates this area as a Rural Development Area and an outlying community, and WHEREAS, a review ofFEMA FIRM Panel #040058-0025B indicates the parcel described to be in Zone C, not in the FEMA Special Flood Hazard Area, and WHEREAS, the following described Findings of Fact are for the above captioned item: a. All notices have been advertised and posted according to regulations. b. The proposed action and effect complies with the Mohave County General Plan. c. The site is adequate for the action intended and the use is consistent with the surrounding land uses and terrain. d. The neighboring area contains other like land uses similar to the above proposed action. e. The site has legal access. f. There are no significant environmental features affecting the site. . " . . PAGE 2 OF 2 BK 27~2 PG 152 FEE~9630613 RESOLUTION NO. 96-178 Page 2 WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on May 8, 1996, the Commission recommended APPROVAL for a Zoning Use Permit subject to the following: I. This Zoning Use Permit is intended for a county office, material and equipment storage and a solid waste collection station for the Public Works Department and activities related thereto. 2. The applicant shall comply with all applicable provisions of the Mohave County Zoning Regulations. Section 27.P (Site Plan Requirements) must be completed and approved prior to approval of permits. 3. The appropriate zoning, building, environmental and floodplain permits will be obtained prior to construction. 4. If construction or use has not commenced within one year of Board approval of the Zoning Use Permit or if the use has been discontinued for six months, then approval shall terminate at that date. 5. This Zoning Use Permit is subject to revocation upon 60 days notification by the Board of Supervisors if, in the opinion of the Commission and Board, the continued use of the property would be contrary to the public health, safety and welfare. WHEREAS, the notice of hearing was published in the Kingman Daily Miner, a newspaper of general circulation in Kingman, Mohave County, Arizona, May 19, 1996, and posted May 17, 1996, as required by Arizona Revised Statutes and the Mohave County Zoning Regulations. NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting on Monday, June 3, 1996, APPROVED this Zoning Use Permit as recommended by the Mohave County Planning and Zoning Commission and outlined herein.
