OF SECflON 13, TOWNSIDP 20 NORTH, RANGE 18 WEST, FROM A-R120A (AGRlCUL TURAL-RESIDENTIALtrWENTY ACRE MINIMUM LOT SIZE) ZONE TO C-2H120A (GENERAL COMMERCIAL IDGHW AY FRONTAGErrWENTY ACRE MINIMUM LOT SIZE) ZONE, IN THE GOLDEN VALLEY AREA, MOHA VE COUNTY, ARIZONA. WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on August 5, 1996, a public hearing was conducted to determine whether approval should be granted to Rezone the above described property as requested by Gano Love of Phoenix, Arizona, being represented by E. R. Bruce ofE. R. Bruce Realty, Kingman, Arizona, and WHEREAS, this property is located southwest of the Interstate 40/McConnico Interchange, on the northwest side of Oatman Road. The site is accessed from Interstate 40 via northwest at the McConnico Interchange, then southwest on Oatman Road to the site located on the northwest comer of Oatman Road and Aquarius Drive. The property is vacant and flat, sloping slightly to the southwest. The surrounding land uses consist of vacant land and a shooting range to the north and east. There are several commercial ventures to the northeast toward the McConnico Interchange. There are no significant drainage patterns that cross the property, and WHEREAS, the applicant requests this zone change for the purpose of commercial use and a sales office. The Mohave County General Plan designates this area as a Rural Development Area, and WHEREAS, a review ofFEMA FIRM Panel #040058-2325B indicates the parcel described to be in Zone C, not in the FEMA Special Flood Hazard Area, and WHEREAS, the following described Findings of Fact are for the above captioned item: a. All notices have been advertised and posted according to regulations. b. The proposed action and the effect complies with the Mohave County General Plan. c. The site is adequate for the action intended. d. The site has legal access. e. There are no significant environmental features affecting the site. RESOLUTION NO. 96-283 Page 2 -.~ ,."., - . . WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on July 10, 1996, the Commission recommended APPROVAL for a Rezone subject to the following: I. This property will be rezoned C-2H/20A (General Commercial Highway FrontagefTwenty Acre Minimum Lot Size). 2. The applicant shall comply with all applicable provisions of the Mohave County Zoning Regulations. Upon development, Section 27.P (Site Plan Requirements) must be completed and approved prior to approval of permits. In addition, a Limited Drainage Report will have to be submitted to include a method for the on-site mitigation of any additional runoff if there is any significant additional runoff or adverse drainage impact to adjacent properties created by this development. 3. The appropriate zoning, building, environmental and floodplain permits will be obtained prior to construction. '> 4. The rezone shall not become effective until at least 30 days after final approval of the change in classification by the Board of Supervisors, as per ARS 11-829E. WHEREAS, the notice of hearing was published in The Standard, a newspaper of general circulation in Kingman, Mohave County, Arizona, July 20, 1996, and posted July 19, 1996, as required by Arizona Revised Statutes and the Mohave County Zoning Regulations. NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting on Monday, August 5, 1996, APPROVED this Rezone as recommended by the Mohave County Planning and Zoning Commission and outlined herein.
