OF SECTION 29, TOWNSHIP 41 NORTH, RANGE 15 WEST, IN THE ARIZONA STRIP AREA, MOHA VE COUNTY, ARIZONA. . WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on August 5, 1996, a public hearing was conducted to determine whether approval should be granted for an abandonment of the above described roadways in Virgin Acres, Tract No. I, as requested by Gary Biasi of Littlefield, Arizona and represented by Carlton, Sons, Nielsen and Associates, Kingman, Arizona, and WHEREAS, the applicant is proposing to abandon the unbuildable portions of those roads which lie on the face of a bluff, having a slope ratio greater than 1 :2. The site is located west of U.S. Highway 91 and north ofInterstate 15 in the Beaver DarnlLittlefield area. The site is accessed from Highway 91 via west on Biasi Ranch Road for approximately one-half mile. The site is to the northwest of the road, and WHEREAS, a review ofFEMA FIRM Panel #040058-0025B indicates the land described to be in Zone C, not a FEMA Special Flood Hazard Area, and WHEREAS, the following are Findings of Fact for the above captioned item: a. All notices have been advertised and posted according to regulations. b. The property is designated as a Rural Development Area and Outlying Community. c. The proposed action is not in conflict with the Mohave County General Plan. WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on July 10, 1996, the Commission recommended APPROVAL for an Abandonment subject to the following: 1. That all rights-of-way in Blocks 94, 95 and 97, and segments of roadways within Block 96 and 98 of VIRGIN ACRES, Tract No.1, be abandoned. 2. All lots affected by this abandonment will be combined into one parcel with access to that parcel so that none of these lots can become landlocked in the future. RESOLUTION NO. 96-275 Page 2 ~ . . WHEREAS, the notice of hearing was published in I_he Standard, a newspaper of general circulation in Kingman, Mohave County, Arizona, July 20,1996 and July 27,1996, and posted July 19, 1996, as required by Arizona Revised Statutes and the Mohave County Zoning Regulations. NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting on Monday, August 5,1996, APPROVED this Abandonment as recommended by the Mohave County Planning and Zoning Commission and outlined herein.
