WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on August 5, 1996, a public hearing was conducted to determine whether an Extension of Time for a Rezone should be granted for the above described property as requested by James and Deborah A. McArthur of St. George, Utah, and WHEREAS, this property is located on the south side ofI-15 and west of the I-IS Farm Road Exit in the Littlefield area. The site is accessed from I-IS via south on the Farm Road Exit to the Frontage Road, then west on the Frontage Road to the site. There is an Ingress and Egress (I&E) easement along the east side of Parcel' A' fronting on the Frontage Road. The property is being used for the expansion of the applicant's towing service on the front parcel. There are no significant drainage patterns crossing the property. The Mohave County General Plan designates this area as a Rural Development Area and an Outlying Conununity, and WHEREAS, this rezone was conditionally approved by the Mohave County Board of Supervisors on April 3, 1995 via BOS Resolution No. 95-122, and WHEREAS, this Extension of Time will allow the applicant time to complete the fence as requested in their letter dated April 29, 1996 and received by the Planning and Zoning Department on May 16, 1996, and the other conditions as required by BOS Resolution No. 95-122, and WHEREAS, a review of FEMA FIRM Panel #040058-0025B indicates the parcel described to be in Zone C, not in the FEMA Special Flood Hazard Area, and WHEREAS, this will be the first Extension of Time, and WHEREAS, the following described Findings of Fact are for the above captioned item: a. All notices have been advertised and posted according to regulations. b. The proposed action and effect complies with the Mohave County General Plan. RESOLUTION NO. 96-271 Page 2 . \., . . c. The site is adequate for the action intended and the use is consistent with the surrounding land uses and terrain. d. The site has legal access. e. There are no significant environmental features affecting the site. f. This request complies with the Extension of Time Policy. WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on July 10, 1996, the Commission recommended APPROVAL for an Extension of Time for a Rezone subject to the following: 1. Continued compliance with the conditions ofBOS Resolution No. 95-122. 2. This Extension of Time will be in effect until Apri13, 1997. WHEREAS, the notice of hearing was published in The-Standard, a newspaper of general circulation in Kingman, Mohave County, Arizona, July 20, 1996, and posted July 19, 1996, as required by Arizona Revised Statutes and the Mohave County Zoning Regulations. NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting on Monday, August 5, 1996, APPROVED this Extension of Time for a Rezone as 'recommended by the Mohave County Planning and Zoning Commission and outlined herein.
