A RESOLUTION SETTING FORTH A ZONING IJSE PERMIT ON LOTS 4 AND 5, BLOCK 2,
BRIDGE CANYON JUNCTION, UNIT ONE, AMENDED, IN SECTION 9, TOWNSHIP 24
NORTH, RANGE 12 WEST, FOR A SECONDARY RESIDENCE IN AN A (GENERAL) ZONE, IN
THE MOHA VE COUNTY GENERAL AREA, MOHA VE COUNTY, ARIZONA.
WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on July 1,
1996, a public hearing was conducted to determine whether a Zoning Use Permit should be granted for the
above described property as requested by Mildred J. Barker of Peach Springs, Arizona, and
WHEREAS, this property is located in the outlying community of Truxton, approximately 37 miles
northeast of the City of Kingman on State Highway 66. The site is accessed directly from Highway 66 to
the site located on the southeast side. The property has a cafe/gift shop and home on it along with a motel.
There is a mobile home on the rear of the property. The surrounding land uses consist of vacant lots and
several other businesses and a few single family residences. There are no significant drainage patterns
crossing the property, and
WHEREAS, the applicant requests this Zoning Use Permit for a mobile home to be used as a
secondary residence in an A (General) zone. The Mohave County General Plan designates this area as a
Rural Development Area and an Outlying Community, and
WHEREAS, a review ofFEMA FIRM Panel #040058-2025B indicates the parcel described to be
in Zone C, not in the FEMA Special Flood Hazard Area, and
WHEREAS, the following described Findings of Fact are for the above captioned item:
a. All notices have been advertised and posted according to regulations.
b. The proposed action and effect complies with the Mohave County General Plan.
c. The site is adequate for the action intended and the use is consistent with the surrounding
land uses and terrain.
d. The site has legal access.
e. There are no significant environmental features affecting the site.
WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on
June 12, 1996, the Commission recommended APPROVAL for a Zoning Use Permit subject to the
following:

I. This Zoning Use Permit is for a mobile home as a secondary residence on this property and
the activities related thereto.
2. The applicant shall comply with all applicable provisions of the Mohave County Zoning
Regulations, Section 27.R (Accessory or Secondary Residence Requirements), and a site
plan in accordance with Section 27.R must be completed and approved prior to approval of
permits.
3. The appropriate zoning, building, environmental and floodplain permits will be obtained
prior to construction.
4. If construction or use has not commenced within one year of Board approval of the Zoning
Use Permit or if the use has been discontinued for six months, then approval shall terminate
at that date.
5. This Zoning Use Permit is subject to revocation upon 60 days notification by the Board of
Supervisors if, in the opinion of the Commission and Board, the continued use of the
property would be contrary to the public health, safety and welfare.
WHEREAS, the notice of hearing was published in the Kingman Daily Miner, a newspaper of
general circulation in Kingman, Mohave County, Arizona, June 16, 1996, and posted June 14, 1996, as
required by Arizona Revised Statutes and the Mohave County Zoning Regulations.
NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting
on Monday, July 1, 1996, APPROVED this Zoning Use Permit as recommended by the Mohave County
Planning and Zoning Commission and outlined herein.
