A RESOLUTION SETTING FORTH A ZONING USE PERMIT ON LOT 548, VALLE VISTA,
TRACT 1192, IN SECTION 10, TOWNSHIP 23 NORTH, RANGE 15 WEST, FOR A MODEL
HOME IN A R-0/I0M (SINGLE FAMILY RESIDENTIALIMOBILE HOMES PROHIBITEDIfEN
THOUSAND SQUARE FOOT MINIMUM LOT SIZE) ZONE, IN THE VALLE VISTA PORTION
OF THE MOHA VE COUNTY GENERAL AREA, MOHA VE COUNTY, ARIZONA.
WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on July 1,
1996, a public hearing was conducted to determine whether a Zoning Use Permit should be granted for the
above described property as requested by Colee Custom Homes, Inc., being represented by Charlotte M.
Weinstein of Kingman, Arizona, and
WHEREAS, this property is located north of Kingman and northwest of State Highway 66 in the
Valle Vista Subdivision. The site is accessed from Highway 66 via northwest and then north on Concho
Drive to the site, located on the east side of Concho Drive between Stetson Drive and Rawhide Drive. The
property is flat, sloping slightly to the west. There is a single family home on this property being used as
a model home. The surrounding land uses consist oflots with single family homes on them and vacant lots.
There are several other model homes located north of this site. There are no significant drainage patterns
crossing the property, and
WHEREAS, the applicant requests this Zoning Use Permit to allow for a model home on this
property. The Mohave County General Plan designates this area as an Urban Development Area, and
WHEREAS, a review ofFEMA FIRM Panel #040058-2025B indicates the parcel described to be
in Zone C, not in the FEMA Special Flood Hazard Area, and
WHEREAS, the following described Findings of Fact are for the above captioned item:
a. All notices have been advertised and posted according to regulations. .
b. The proposed action and effect complies with the Mohave County General Plan.
c. The site is adequate for the action intended and the use is consistent with the surrounding
land uses and terrain.
d. The neighboring area contains other like land uses similar to the above proposed action.
e. The site has legal access.
f. There are no significant environmental features affecting the site.

WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on
June 12, 1996, the Commission recommended APPROVAL for a Zoning Use Permit subject to the
following:
1. This Zoning Use Permit is for a model home on Lot 548 and activities related thereto.
2. The applicant shall comply with all applicable provisions of the Mohave County Zoning
Regulations.
3. The appropriate zoning, building, environmental and floodplain permits will be obtained
prior to construction.
4. If construction or use has not commenced within one year of Board approval of the Zoning
Use Permit or if the use has been discontinued for six months, then approval shall terminate
at that date.
5. This Zoning Use Permit is subject to revocation upon 60 days notification by the Board of
Supervisors if, in the opinion of the Commission and Board, the continued use of the
property would be contrary to the public health, safety and welfare.
WHEREAS, the notice of hearing was published in the Kingman Daily Miner, a newspaper of
general circulation in Kingman, Mohave County, Arizona, June 16, 1996, and posted June 14, 1996, as
required by Arizona Revised Statutes and the Mohave County Zoning Regulations.
NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting
on Monday, July 1, 1996, APPROVED this Zoning Use Permit as recommended by the Mohave County
Planning and Zoning Commission and outlined herein.
