RESOLUTION NO. 96-232
A RESOLUTION SETIING FORTH AN EXTENSION OF TIME FOR A ZONING USE PERMIT
ON LOT 133, LAGOON ESTATES UNIT 2 (COMMERCIAL), IN SECTION 35, TOWNSHIP 18
NORTH, RANGE 22 WEST, FOR A MOBILE HOME AS A RESIDENCE IN A C-2 (GENERAL
COMMERCIAL) ZONE, IN THE SOUTH MOHA VE VALLEY AREA, MOHA VE COUNTY,
ARIZONA.
WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on July 1,
1996, a public hearing was conducted to determine whether an Extension of Time for a Zoning Use Permit
should be granted for the above described property as requested by Helen L. Brackett of Mohave Valley,
Arizona, and
WHEREAS, this property is located south of Bullhead City and east of Highway 95 between Willow
Drive and Laguna Road. The site is accessed from Highway 95 via east on Vista Drive to Ash Street, then
north on Ash Street to the property located on the west side of Ash Street between Vista Drive and Magellan
Drive. The property is vacant. The surrounding land uses consist of mobile homes to the north, south and
east and neighborhood businesses to the west. There are no significant drainage patterns crossing the
property. The Mohave County General Plan designates this area as an Urban Development Area, and
WHEREAS, this Zoning Use Permit was conditionally approved by the Mohave County Board of
Supervisors on April 3, 1995 per BOS Resolution No. 95-134, and
WHEREAS, the applicant requested in a letter, received by the Planning and Zoning Department
on April 29, 1996, that the Zoning Use Permit be extended for one year. The letter stated that "I haven't
been able to put a mobile on the property as of yet. But I plan to in the near future," and
WHEREAS, this will be the first Extension of Time, and
WHEREAS, a review ofFEMA FIRM Panel #040058-2605C indicates the parcel described to be
in Zone B, not in the FEMA Special Flood Hazard Area, and
WHEREAS, the following described Findings of Fact are for the above captioned item:
a. All notices have been advertised and posted according to regulations.
b. The proposed action and effect complies with the Mohave County General Plan.
c. The site is adequate for the action intended and the use is consistent with the surrounding
land uses and terrain.
d. The neighboring area contains other like land uses similar to the above proposed action.

e. The site has legal access.
f. There are no significant environmental features affecting the site.
g. This request complies with the Extension of Time Policy.
WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on
June 12, 1996, the Commission recommended APPROVAL for an Extension of Time for a Zoning Use
Permit subject to the following:
I. Continued compliance with the conditions ofBOS Resolution No. 95-134.
2. This Extension of Time will be in effect until April 3, 1997.
WHEREAS, the notice of hearing was published in the Kingman Daily Miner, a newspaper of
general circulation in Kingman, Mohave County, Arizona, June 16, 1996, and posted June 14, 1996, as
required by Arizona Revised Statutes and the Mohave County Zoning Regulations.
NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting
on Monday, July 1, 1996, APPROVED this Extension of Time for a Zoning Use Permit as recommended
by the Mohave County Planning and Zoning Commission and outlined herein.
